depend the point of view of investment or own stay. if stay depend the location suitable for your needs or no. if common selling point, other that freehold. low density with 606 unit, location access to DUKE to KL zone. for stay consider quite good option.

606 units all in large 3–4 bedroom layouts on only about 2+ acres of land isn’t actually considered low-density by typical KL standards, maybe by Mah Sing standards it is, lol. The density also becomes more noticeable because the site is right beside two Mah Sing projects (already high-density) plus an older apartment beside it.

Happy for you sharing too, last time explain to a friend , 350 unit in 0.5 acres but he keep argue for the density issue

of course in angle of investment will look thru surronding too

M Arisa, 3.31 acres 1590 units (480/acre)
M Aria, 2.7 acres 606 units (224/acre)

200+/acre of land is far from being low density.

Compare that to Melawati area condo:

The Reya, 6.39 acres 480 units (75/acre)
Parkone Melawati, 2.05 acres 234 units (114/acre)

Yes, I understand what you mentioned, the density could be even worse, like 350 units on 0.5 acres. But I’m just correcting the point you made earlier: it is not low-density in any sense. I’m not saying it’s high-density either, just medium-high when compared to KL’s standards. Still, it’s good to see Mah Sing reducing from high to medium-high density. You can push density as high as possible to bring costs down, but there will always be other developers who build even denser projects to make their projects cheaper.

The main reason many people are against Mah Sing here is because of their branding. We already know what to expect from developers like Mah Sing, PV, Radium, and Akisama when we see their signboards listed. People rarely welcomes these developers into their neighbourhood because they tend to make the area more crowded while adding little to no value in terms of planning or community benefits. On the other hand, you don’t usually see people going against about Sunway, even if they are only doing a small pocket development, right?

agree also the point, sunway and also desa park city, they mainly go for township but of course the price also cant be compare . but ofcouse single project will always happen this no even above developer.

There are so many units available at subsale with comparable facilities within same viciinity and selling 30% cheaper. You buy from primary market in Sentul you are losing equity from day one.

My suggestion if you do not have cash for downpayment, hold your purchase for 1 or 2 years and focus on subsale. The property market will not boom anyway in near future.

Ya I’m surprised that we can still find 500k condos in a nicer part of Sentul (Sentul East)

For sure it’s a bit older but generally the maintenance is still pretty good like Saffron
