 Will Landed House Continue to Appreciate?

Non Bumi population is decreasing. When the time property forecast is less than demand, can you all predict what happen then?

The additional payment aftee loan, need to pay to developer, tbe developer will issue letter ask for payment, do not transfer to any agent. For estate company, it is subjected case by case, you can consult your lawyer , because some estate company bulk purchase with developer with special price, they can offer better price than developer.

Normally the developer will request money from you 1st, example you only loan 70% of property value, so the 1st 30% payment the developer will request payment from buyer, follow the % of completion, means you do not need to pay 30% in one time, will follow the developer construction completion schedule pay batch by batch, until your portion fully paid, then developer only request the payment from bank, so bank will start request the interest from you after they release the payment batch by batch to developer.

Do not forget the money depreciation rate is much higher.

Although the landed house value appreciation might low or even depreciate , but against the money still appreciate.

For investment, that is still many better option, property just one of the anti inflation tool

Agreed on population decrease but office occupancy in the Klang Valley is increasing hence the increase in rental.

As I personally believe that in some landed houses that they will hit a ceiling, take USJ 6 for example. I really don’t believe it will go up to a million and it probably has hit the price ceiling already.

Only office in demand e.g trx, 118 could raise price. most others rental either remain stagnant or drop.

I'm speaking about occupancy despite an influx of offices

Increase in rental is more for residential units as per my Savilles article

my opinion, depends on the location also.
property price sometimes like stocks also... can go up/down/ stagnant.
