I think gross....
That why boss everyday keep saying want push this year sales to 2m...
I like wtf....
Like magic meh.....
1 year increase 1m sales...

The revenue i think left not much after cut salary, machine loan, other expenses...
That why everytime boss ask is salary got any conplaint..
I say no....
Cos later salary increase need go push sales and more stress....
*
But no increase salary also very stress with life, I barely can hold on, if no emergency need funds i can get by only

QUOTE(akira87 @ Aug 16 2025, 09:09 PM)
From 1k to 1.7k is too much, i suggest i look for other property. Even if u nego, she will increase it in one or two years...

Thank god my last landlord is a very good retiree couple, in 7 years i was renting never once increase the rent. Even at one time, i lose my job and after that going for a employment training program for 10 months. Since i only received a small amount of allowance during the training, i cannot afford the rent, my landlord reduce my rent to almost half as long as i stay.. the rent return to normal once i got my permanent job
*
I also wish I can find a good landlord, my current landlord suka2 increase like I'm some kind of big boss. Since she already say can easily find ppl to rent out, I honestly dun think she will rent to me at lower also. Even ask me graphic designer not very high salary meh?

QUOTE(6996 @ Aug 16 2025, 09:12 PM)
Isn’t the newer generation saying this is a renters market now?

I sympathise with you uncle, but if your area is around the Cheras (Selangor) area, I think you can find quite a number of properties for rent

The ones near Bath 9 area, I’m sure you can find one that fits your budget

And being a landlord myself, yes it’s not easy to find a good tenant

So since you are a good tenant that pays on time, I’m sure you’ll meet a good landlord too
*
I dunno I should rent whole unit or just room, my internet just change to maxis from unifi also, cannot cancel also

QUOTE(kidmad @ Aug 16 2025, 09:13 PM)
drop me yr resume.. any experience with website design, any ux experience? need to hire a team of ux consultants.. easily double of what your getting.. our juniors are paid more than double of yr stated salary.

any figma experience with any kind of ai?
*
The only website design experience I have is wordpress, given time I can cope with it back cuz it's been a while since I work on wordpress.

QUOTE(JimbeamofNRT @ Aug 16 2025, 09:47 PM)
this kind of greedy LL, surely will get a bad tenant after u left

no worries, you will find a better one bro

My aunty 60+ move house like 3 time in 5 yrs because owner raise rent. I can tell you that her health has taken a toll. If possible buy your own place. Even if it's RumahSelangor also better than nothing.
That why the elders always tell the young don't rent.
*
Im not any more younger than your aunt leh, I dunno how buying property works either

Ok Figma is a platform where UI/UX engineers use it for collaborative UI projects

You may create a free account explore a bit on its free templates to get some understanding on how it works

Occasionally, you can also YouTube some tutorials for it.

Now, you need to be very hungry and shows it to kidmad. Your salary will be different than now but you need to sacrifice and be hungry first.
*
I learn everything I can from figma youtube and explore it now and all my after work time. I know graphic design will not carry me far

I know she want RM1.7k and forcing me to pay, if I can afford it, I won't rent her unit long time ago, RM1.7k I can get full furnished with better maintenance

greedy landlord, that is 70% increase. Time to move out, it is hard to find tenant that pay on time.

my tenant those I gave discount due to covid I still maintain the same price nia.. close one eye.
same with other unit, hardly raise rent unless new tenant even > 5,7, or 10 years...
*
You such a good landlord, I didnt know many facing tenants that dun pay on time. I always pay on 7th of the month.

QUOTE(galkelly @ Aug 16 2025, 11:28 PM)
Pay on time is a compulsory...landlord also wanna make money la...
Bad news is your landlord suddenly wanna raise so much on you, u unlucky

Take some time to find a unit first uncle

Take it easy, she won’t be able to kick you out so fast

Then if cannot afford a full unit, only try for room

But honestly 1.2k should have some full units, just take tomorrow to search
*
Yea, tomorrow will be checking the notice board around my area. For now, learning figma until I exhausted and fall asleep, stress and cant sleep now

honestly, you need to pickup new skills and venture into new areas

these skills that you have are being replaced by AI right now
*
Now picking up figma, last night learn it till late night, now just wake up and breakfast. Can advice any other skill I should pick up?

QUOTE(adamhzm90 @ Aug 17 2025, 12:26 AM)
Unker, I agree with others point that good renter is rare, and you can use that to nego with the landlord.

However she's still the landlord and have the right to increase the rental. What you can do is ask her to consider you never missed payment and you always use your own money to fix up the house. From rm1k, i think up 20% to rm1.2k is reasonable
*
She keeps saying they are very nice, all renting out for RM1.7k plus, I did say i pay on time, anything broken I settle myself but she seems to take it for granted and wont buy my reasoning

QUOTE(Schumacher @ Aug 17 2025, 01:15 AM)
Maybe she wants to sell or needs money? Just move to another unit.
*
That's the only way lo

QUOTE(LDP @ Aug 17 2025, 06:33 AM)
Yes easy to find ppl, but how many of them are good tenants ?

Its hard to find tenant that pay regularly, most of them pay late...and also most of them dirty the place till yucksss....

Nothing much you can do abt it. Maybe just nego

That is why in certain countries in Europe, landlord cannot raise rental like that one, has to be approved by council and etc...That makes ppl comfy renting...
*
My bathroom is dirty also (guilty) Yesterday her sudden uninformed visit already try to nego, she seems firm to her decision and will let me know much she want to increase, even add up her area easy rent up (meaning if i dun rent, many ppl will rebut to rent)

QUOTE(kidmad @ Aug 17 2025, 06:35 AM)
Same this is what i would say. Since TS mentioned that he have not explored go ahead and do so. This is exactly what i would do. Not just showing to me la, there are whole bunch of companies out there hiring individuals with Figma skills + knowing how to use most/some of the AI plugin + knowing how figma used as a user story/workflow journey storyboard. I can only tell you what we are looking for when the company is hiring a new group of UX consultants. Hope it helps.

Really never too late to pick it up.
*
I try to learn from @figma at youtube first, thanks for the cousera link too but few days ago my debit card had unauthorized transaction, although amount lost is small (ady report police, file dispute and replace card), I still feel unsecure to register the course for free and enter my debit card info sad.gif It needs my debit card info to register

This is agree. Finding need people to rent, is just one of those things. Other factors to consider, like of the tenant is a good tenant, no problem, no hassle, pays on time, pays utilities, and also can take care of house.
*
She seems confident to rent out fast and even get a good tenant I suppose?

ok bro, later will go out look around where got rent, and also will look around after work too

QUOTE(iGamer @ Aug 17 2025, 01:10 PM)
My tenant always late payment by at least one month, I never increase rent for over 5 years already. He is terminating tenancy this month end and I plan to just sell off instead of facing headache as “landlord”.

Better I hold cash and put them in investment or EPF than to get headache with tenant.
*
Only tru this tered I know many ktards have problem receiving rent late and also hell tenant, I also met a lot of problematic ppl that hard to collect rent and even blast music late night

QUOTE(iGamer @ Aug 17 2025, 01:22 PM)
Just read TS comment that u didn’t think of buying own prop because single 4everalone. I think u should think about the difficulty to find rental unit once u are senior citizen, landlord may worry renting to a single old fella staying alone, worry may die and rot inside prop for weeks before anyone find out…

Also, imagine old liao but still need to move home every few years due to whatever reason. Just buy a cheap place at least nobody can kick u out no matter what.

I really dunno what should I do when old, Im really serious hope euthanasia is legalize in future if I'm old and no income, euthanasia is a blessing for me

QUOTE(potatolala @ Aug 17 2025, 01:26 PM)
Stock market can do that as well with zero effort.
By zero effort, you can just do it on your smartphone. Open brokerage app, buy stock then close app. Done!

I am not saying you can’t make money with property investment. Property investment needs more effort.

Of course this is my own personal opinion.
*
Anyone can buy stock market? is there anything need to take note or alert? No risk?

you can increase the subtenant rent 70%.
you can rent out the small room.

this will buy you time to hookup with a lonely single ahsohmakcikshiela or another rental place.

if you can bawak motor or even basikal, then you have more rental options.

don fear the rental increase. things will get better.

kembawang this unker can yamseng with you

unker, kita kawan /k unker ma. dongiup, kipidap.

you are in a better spot than ahjibgor. he had everything, yet he is in jail now. or is he?
*
What you mentioned are solid solution too, but not going to hookup with lonely single ahsohmakcikshiela la laugh.gif
unker tak pannai motor and basikal sad.gif sebab dulu kecik only tengok ppl ride, mum garang dun let me ride basikal
Now, want to learn new skill and see if I can get better job

What is the Ur current rental Vs market rate?

If he wanna follow market instead of lower. Just move out.

He will rugi more coz need to pay agent fees
*
RM1000, I think max rent only RM1700 but there is big difference, if rent close to RM1700, I will move too. Other RM1700 are fully furnished, all paint cantik one, not like my current no furnished, even the paint kupas one

Sorry to hear TS, but as stated by fellow forumers, its just business.

My store owner also increase their price 20%. Reason being is the place is already developed, got chagee and family mart in the area. I never pay late, never bother the owner also. So i just continue diam2, and at the same time I'm looking for somewhere else for next year.

I also a house owner, I rented to small kopitiam seller. So far no problem with rent, so I didnt increase the price. For me, its fine, as long as they pay rent on time, then that settle it for me.

As for u, I proposed u rent a room first for a while, maybe 4-6 months. at the same time, u can look for house to rent.
*
My area dunno why, the room only want to rent to female or couple only, that why long time ago unker no choice but to rent whole unit. If really cannot find place, just resign and back hometown lo, need 2 months notice also

QUOTE(dawnreaver @ Aug 19 2025, 09:43 AM)
If you can find a job at your hometown and work from home, might as well go back to your hometown.
*
I hear many of my peers cannot find work from my hometown, mostly just jaga kedai handphone job. I dun care about job also, not like unker doing graphic design earn alot, everyday back home mental exhaust 99

QUOTE(AdisonMak @ Aug 19 2025, 09:43 AM)
ayam thinking of looking for room tenant & just rent out this room of my late parent house i currently living in. Unable to rent to Type M due to got altar in living room.

Lower price/mnth if early move-in because i still clearing off the room (80% kosong dy.) before fixing those kupas paint. if one don't mind i masuk fixing them from time to time. One person can only do so much.

distance to Sri Raya MRT about (1km ; 12min walk) i can tolong drop-off also kalau kena bertolak dalam 7.00~8.45am range for work.

Wifi sudah ada, kitchen EQ/aapliance ada, share share pakai je pun i tak kisah sangat. anggap the Room rent is to offset the future expenses to fix/buy appliance and stuff.
*
I dun mind walking actually, how much you plan to rent? I put you in my to rent list

just a b40 flat only. no lift, 3rd floor. Whole unit rent for this place is around rm700~900/mnth but since i cannot rent whole unit, only can rent 1 room that i no use for now, average usually rm350~500 for an empty room with no kitchen appliances and all. But because the room is in kemas-kemas progress, i thinking of don't want many headache and just slap rm250 for semi-empty for any early move-in & stay at that rate la kot even after done the kemas-kemas & re-cantik balik the room and lasts until the person decide to ciao, then only the average market rate kicks in for next willing tenant.

tldr is if tenant don't mind the following in room of current if early move-in :-

- AC takda. Room with jalousie window type not suitable for A/C. very waste.
- Existing Wardrobe still stays but dalam will kosong. tenant can recycle pakai after i lap kasi bersih-bersih inside. kalau tak mau, then i have to dispose which need time.
- Got a Tiered-Open storage rack. this stays. tenant can use it if want.
- Got stacks of floor tiles in the corner of the room for far future renovation use for 1 of the room  sweat.gif no budget to do at the moment. Still got room to put in single/super single size katil/tilam.
- Living room still in a mess at the moment still in clearing mode.
- Kitchen & Bath, just typical average bachelor level of tidiness.
- Just share-share pay electricity & internet only (owner 70%, tenant 30% respectively. total of both charges combined pun below rm180 je.)
- Kitchen appliance as mentioned earlier post. Mau tumpang pakai pun boleh je asalkan jangan kasar sangat pakai.
*
My room also no aircond, just ceiling fan only, unker keep your contact first.

QUOTE(netflix2019 @ Aug 19 2025, 12:17 PM)
now rental market heavily favor B40.

Sign 2 years TA. then nego lower rent first. owner refuse just go hunt new unit.

You just need to keep yourself light. dont buy many unnecessary stuff so u can shift to new place easily. Damn a lot of surplus unit waiting to be rented out.
*
Unker seldom do that but see how much the landlord increase rent, at the same time also look around too, last time come back late so tired couldnt learn figma, tired til brain fog
