 inherited a house in puchong but no use of it

i just inherited a house in puchong , the house is nice and would be a dream to live in but i just google mapped the time taken to reach my work place shocking.gif a whopping 55min , and the distance is shorter than where i am currently staying (renting ) which only takes 30 min.

and i have to fork out 100k to repair somemore.

i am not willing to sell due to not short on money.

Inherited this house but macam dont know what to do with it now. cant live in it because of the time needed to travel to my work place.

Is puchong's traffic really really that bad? no way to overcome it?

any idea what i can do with it now? the only thing i can think of is to just rent it out. i really hate renting because my dad has rented it out before and the renter wrecked the house (really shocking condition, only 1 working toilet, some doors just came off, cracks everywhere etc etc) , leading to my situation now where i have to fork out money to repair.

You repair now, or repair later. Either way you will need to do some repair, the longer you wait, the bigger the repair bill. Unless you willing to sell it without any repair, but then expect it to be harder to sell and at a lower price.

Fix it up decently and rent out, but be picky with tenant. If you can find a good agent that can help you filter tenant, that is good but don't hope on it; that breed is rare and don't service normal markets.

Btw, those things you mentioned usually fall unto the landlord to fix. Very rare for renter to f`k things up until walls crack.

Repair it (minimum repair, janji can use.)
Then rent it out since u don't plan to sell.

Dont leave it vacant. If u got no plan to sell it or dont want to stay there, at least do some minor fixing and rent it out.

Sell it off in existing condition with slight discount, most buyer would do renovation anyway. I for one would not buy a house which is renovated few years ago but selling at higher price.

The wrecked condition you mentioned doesn't seem that bad. Toilet not working just call plumber. Wall crack just diy touch up with cement or the plaster wall. Doors replace it.
Then clean up yourself and repaint. 100k is like doing a big renovation. The next person u rent what if wrecked again. U won't be able to earn back. Since u are not short of money, slowly reno yourself then treat it like a holiday home.

This I fully agree. I am involved in facilities management. Don't leave property empty if you don't want to sell. Or at least, every weekend go back and stay.

Rent it out and let it occupied. At least with someone staying and using it, a lot of things will still be better to leave it vacant. Leaving it vacant will cause it to spoil also in the long run, so better get someone inside.

If I were in your shoes, even if don't need the money, I will definitely list it for sale.

Holding property now is now like last time.

Hold 10-20 years, sure appreciate. That's the old thinking.

Now cash is king.

Sell, then with the money then only think what to do with it (Invest, enjoy, up to you)

If you are renting now, why not sell it off and buy a house near your working area.

If your rental is rm600, and the house been sold covered 60-70% and you pay rm1.2k, why not buy a new house?

But since you inherited it, you need at least 5 years to sell it off due to tax
