You repair now, or repair later. Either way you will need to do some repair, the longer you wait, the bigger the repair bill. Unless you willing to sell it without any repair, but then expect it to be harder to sell and at a lower price.

Fix it up decently and rent out, but be picky with tenant. If you can find a good agent that can help you filter tenant, that is good but don't hope on it; that breed is rare and don't service normal markets.

Btw, those things you mentioned usually fall unto the landlord to fix. Very rare for renter to f`k things up until walls crack.
