Susah now for many factors:

My observation:

That area alone got 7-8 condo nearby. Really ggwp
Because too many condo surrounding, weekdays if keluar pagi jem macam haram
While that area is not banjir, you jalan a bit suda reach banjir area
Rm2200 at shah Alam can rent landed already. Unless for people who really insist on duduk condo for amenities

Average Malaysian can only afford rent starting from RM800-RM1800.

Launch price cheapest 570k, meaning cheapest installment around ~2700 per month. If other layout reach 600k-700k also ada

With renovation and bank monthly, I estimate this brother suda rugi a lot even at 2.2k monthly rent

From what I hear there's this underground dragon that deals with property rental. Whoever can get in contact with any of the dragon scales can rent their property higher than market price. It comes with risk but in today's world no pain no gain.

but honestly who want to rent a sub 900sqft house at 2.2k. last time when i renting house, every owner want to sell their house, not many can tahan negative cash flow.

When I lived here, already got 5 condos nearby. Already jam
Then this residensi hijauan, alam sanjung and V residensi got completed
The whole area become more jam like fak

True. Alot of new condo throw 10k Reno and rent out higher but struggling to rent out because not many can afford.

Compare to just bare unit rent lower, it's easier to rent out but low cost.

Renting out room is much more easier to rent out whole unit.

I went to 2 iqi talks.. friend invite.. wah inside the talk they showcase live award ceremony got ppl get rolex la, macidy la, holiday trip la etc ... like easy to achieve kind.. i saw so many ppl sign up during the seminar.. many around our age group late 40s to late 60s/70s.. many also lost their job so desperate for income - easy money... i was thinking so many property to see meh? So many rich investor buy meh? Hmmm.. looks easy during seminar talk...
