True. All people flock to KV for better salary/expense ratio. If people think KV property are unaffordable, try visit other state major city. 30-50% lower salary, but property more or less same price like KV.

That is why outside KV, from economy/salary perspective, it is so bad. Hence alot of young kids today venture into underground business. If economy do not have enough job for professionals, what non-professionals can do?

Yes. Example like kuching. House price is KLCC level, but average salary is Rm4-5k. Slow slow wait got 10k salary like KV. It exist, but damn rare.

Then in smaller city like Sibu Sarikei. Average house price 400k-600k. Average salary is Rm2k-4k. Smaller town 10k salary? The business owner will tell you they dont even earn 10k from their business.
