 Can a landlord cut off power supply?, Need some advice

There is case reference of illegal kuil build at other people land and get demolish.. so is kinda straight forward..

Either they pay the land at some good will discount by you, or they lose everything attached to the land

This kind of case. You need to pay lawyer to do it legally. Don't cheapskate on this money if you want the land back. Or sell your land to others so they can do the work for you.

Sell the land to developer easier they have gangster to evict everyone, even if you cut TNB & water, if they refuse to move out, what can you do ?

Yes, basically it's ours if I remember what my family told me when they were in court. Is not easy to evict a legal occupier that has been staying there for 2 generations.

If the occupier brings in a politician, it will complicate things further.

Best is to settle amicably with some compensation for them to leave.

Problem is most of us don't know the whole process of eviction, most of the time lawyer is the one filing for the case and follow up

As i know lawyer file the case > obtain court order > eviction notice together with lawyer and mahkamah staff/police > then bulldoze or demolish the house

I can tell u all this require money, if u not willing to fork out money then how can u solve this issue once and for all?

P/S : One more thing, who now own the land since your grandfather has passed away? Does he pay up the cukai tanah every year?

Yes, he paid all the cukai, we have no outstanding balance at all.

If I'm you I will put up the land for sale & let the developer handle the illegal settlers, unless you have manpower to overwhelmed the settlers there's nothing much you can do.

I used the same sell the property tactic to get rid of freeloaders at my old apartment last time. Told the tenant to vacate or else the gangsters will harass them daily.

They packed up and left within a week. After several weeks later, I sold the apartment through an agent.

The fact that you had to go through this route in order to get something that belongs to you LEGALLY, shows how dumb Malaysian's laws are.

Problem is it's hard to find a buyer/developer that's interested in the land. Maybe if they were, they're usually out of budget even if you're being more than generous enough to lower the price for them. Buying a land requires a HUGE budget, this isn't like going out and buy Teh Tarik and Nasi Lemak. At this point, what's even the point of owning a property if you can't even get illegal occupiers to leave LEGALLY, as day goes by I'm starting to resent my late grandfather for his decisions, I can understand that maybe him and his friends were close but at what cost does it make one feel like it's worth putting their offspring in a bad spot like this? This is why I don't believe in kindness in this world, kindness in my opinion is just an excuse to gaslight themselves into believing that by doing a small act of kindness would eclipse their mass sins that they had done in their lives. Unless you're a Prophet or an Angel, there is no kindness. I'm sorry for going a bit off topic lol just needed to vent. But yeah I'll think about it though, hopefully I'll find a developer.

Okay bro. If you unable to find any developer interested in buying that land, the last option is for you to personally collect rental from them. As a landlord you have rights to make them pay. Like this you will have money every month. But since you already cut their TNB best choice is still to sell to developer.

Can describe how big is the land, at where, what is the title of the land, is it a rural area or inside a city?

If it's a hot location under residential title, I think not hard to sell it.

Putting selling aside, although they already stayed there for generations, but they still consider as a trespasser if they do not have any documents that provide that they own the land.

Then if they don't own the land but got electricity, how about you go change the TNB name and cut it? They can't reactivate it back since they don't have the title of the land and they don't have any tenancy to change back the TNB name.

In law you cannot cut electricity of existing tenancy. But if it's no tenancy, you can free to do so.

Tell them u will clear the land in 2mth time
Put up a sign board notis nxt week on d land
Nxt mth pay contractor park his traktor beside land for 1/2day
In 2 mth ask traktor clear part of the land
Then tell them u gip them 2wks grace
In 2 week if they aril ther clear bigger part of land inc the entrance road
Do this every 2 weeks till they disappear
