Slide 9: "Rental or Leasing Services"

This slide details the Service Tax on Rental or Leasing Services at an 8% rate.

Registration Requirement: Taxable service value must reach RM500,000 within 12 months.

Non-Taxable Services: Includes residential housing, reading materials, financial leasing, and tangible assets outside Malaysia.

Exemptions: Business-to-business (B2B) exemption and group relief to avoid double taxation. Micro, Small, and Medium Enterprises (MSMEs) with annual sales under RM500,000 are exempt from service tax. Non-reviewable contracts receive a 12-month exemption from the effective date

yes, below is example, if u have 10,000 rent per month, so they add another 800 for SST

if sub rent will be tax under sst group g professional service , this one i am not sure, havent study yet

just bring back GST but name it as VAT and start with 3% first lah. then increase bit by bit say 0.5% per year, then hit max ceiling at 6% enough lah.

The screenshot TS posted is the rental rule established a long time ago. Does not look like there is any new change. You could see the same rule in the SST portal related to accommodation section.

You underestimate LHDN capabilities… this is the most effective efficient dept out of all gov agencies … people working in there are elite and they know where are leakages as well… whether it is the right time to take action only, and they can backdate and tax you with late fee … with AI and Big Data, unless your rent is cash term else hard to run away … your money trail is easily identified if online banking …

that format die a long time ago in sungai wang, lot 10, berjaya Times square, now all terkial kial,

new Malls all rental and profit sharing basis, mall owns everything, no one owns individual lots

many will kena, if your counterparty (the tenant) is a company subject to e-invoicing.

the process will be something like this;
tenant company will perform self-bill (due to counterparty being individual)
self-bill will include detail like IC no;

hence when company (tenant) issue self-bill e-invoice they will remark Mr Ong Ah Kau as the landlord, rental paid RMxxx on which date. etc.

if the company rents from another company (subject to e-invoice) the other company (landlord) will issue them (tenant) an invoice for the rental via e-invoice anyway so no need for self-bill.
