 to buy or not to buy a living space, shop apartment studio upstairs unit

hello, i really need advise to buy or countinue rent a unit...
i am 41years old,got no more family,wife,kids and wanna maintain that way till i die,

the unit i wanted to buy is rm 90k shop apartment studio upstairs (highest floor) 3rd floor NO LIFT just 400 sq.ft (approximately)

and the unit i renting currently is a room rm320 rent + tnb n water rm170 total up about rm 490 a month..landed property

sometimes i wonder y buy a property when i die it will not be pass to anyone, (just a piece of my mind)
but in the mean time,i really like to live in peace aka senyap enviroment,the room i renting got other tenant with kids n near diswahing area,which can jolt me up from sleep when in use,eventhough its for few minute..

pls just advice me (buy or not to buy)

at the same time,i did a calcalation too, rm90k if put at fixed deposit will genarate rm 300 a month @4%,estimate la....
that rm300 if pay as rent will greatlly help alot in the rented room pulak...


and this is my 1st purchase too,so i not really sure what other cukai/tax that need to be paid monthlly or yearlly,and is there a managment fee?

41 fairly young. Not sure your cash flow situation.

If can afford buy the when you turn 70 sell it off and start renting again.

Living with others can be stressful

3rd floor with lift? When you turn old you will complaint walking up the stairs. If have lift please factor in maintenance fee increase

If u can live above 70 years old, u will appreciate single storey hse / apt with good lift service.
Very susah climb stairs.

also consider local nearby amenities eg general hosp, koptiam, market.

Younger - didn't see this as something useful. But as we aged, medical expensive... Anywhere that is accessible by walking or a short less than 5 min - that means a lot of saving.

Is more of health problems when one gets older than the place itself. Injury from fall in nursing homes are common.

at 41, well, if you have the forever money to roll with a tight budget. Why not look for outskirt area, where you have fresh air, less population per sq ft, and cheaper prop with some land.

For me I'll continue to rent, find a better unit maybe. When older can consider moving to other places which the living standards are lower

As someone said u put money in FD after dieded also pass to who? Better just YOLO.

Yes ofcourse property got cukai pintu and cukai tanah. Monthly maintenance for high rise and Gated n Guarded properties.

Now to the question: To buy or not to buy?

Let us list down Pros and Cons

Pro:
1) Have your own space that is all yours, can do anything you want. This is one of the best feeling in the world, going back to your own home after a long day at work. It's different from renting a place.

2) Owner can't chase you out suddenly. But banks might chase you if you no pay installment la

Cons:
1) Higher commitments as you need to pay more things like cukai and Indah water, monthly maintenence fee, repairs. If for rented, can just claim back from owner for repairs.

2) You are "tied" to your property. Meaning, what if your job requires you to be transferred to another state/location? If you are renting, easily you can just shift to a new location and rent again. Once you own one, the process to sell and relocate takes much longer and hassle.

Now to the question of whether should you buy as you have no one else to pass on to.

Now this is quite "old school" thinking that has been taught by our parents. They pass on their property to us, so we think we need to have children to pass on our property.

No. We still can own property, acquire wealth even without any kin to pass on to. If you have a will, you can ask your lawyer to sell off your property and the proceeds be donated, or even donate the property to a charity organisation for them to use.

Imagine when you are old. Some home owners would not want to rent to you, knowing anytime you could pass away in their home this affecting their home value?

If you have your own place, your life could be different. You could invite people over for meals, build relationship, who knows even meet someone down the road. The possibilities are there.

But end of the day it's up to you. No wrong or right.
