Yes from their interest google form that is what I gathered. I am interested for own stay so looking out for the double storey instead. But that could be after phase 1 which I believe will take some time

How is their speed like based on previous development?

The entire township development take about 20 year according to their website. I believed developer nowadays will prefer to build 3 storey instead of 2 storey due to rising land cost and based on parkcity previous development it's very unlikely for them to build small scale landed property .

Hopefully I am make wrong judgement in this case.

If you urgently need a unit, i suggest you grab 1 first, later can dispose and grab double storey
If you not urgent need a unit, i also suggest you grab 1 first, later can mann2 sell once your samsui unit comes.

Parkcity Group will launch 3-storeys Parkhomes in their phase 1 soon, tentative sizes 22’x70’, 24’x75’ and 26’x85’ (to be confirmed). My source told be that, it will be less than 200 units in total in phase 1.

By looking at their masterplan, phase 1 will be closest to the future ‘The Waterfront’ commercial vibrant spot😉

One possible slight delay could be due to Budget 2025.

Ingress and egress from Lingkaran Putrajaya is good.

However, I think PCB needs Persiaran Semarak Api access badly, that as I understand is not under developer, but Cybeview.

Also for initial phase, maybe you will not have central park or any commercial yet. Hence it's critical to have Persiaran Semarak Api connected.

So I assumed this is how the main road of parkcity Botanika connected to Cyberjaya. If that's the case don't think so they will launching so soon yet as the road don't even have any progress yet at this moment. I guess they are still in progress of doing their earthwork yet.
