RM400K can do quite a lot for renovation in most of regular double storey house around klang valley even today. So long you do not opt for fancy materials and expensive designs. Usually replace all of roofing and ceiling. Change flooring. Erecting/ demolish new rooms and/or lavatory. Change dimensions of gates and even change type of doors. Thats the standard thing.

But Chef Wan's house is like a typical own land kampung bangalow lot house. Assuming he is refreshing some parts and changing some parts, RM 400K can also do much excluding furnishing.

Kelantan people pay a lot less to rebuild their kampung house with similar dimensions. Few years ago i asked they say back in their hometown can renovate bungalow for RM70K to RM120K. But have to pay cash only.

But nowdays every renovation has main problem that is labour. Hard to find workers. Even my neighbour renovation stalled more than 3 months because no workers and just restarted recently.

This is quite true. My wife's relative is in renovation industry. Really hard to get labour now. Government regulation also make it challenging in recent years.
Plus cost of materials and labour has all went up.

My 2 experience with malay vendor was pretty ok.

1. Car died middle of highway because of radiator. Came over slowly drove my car to his workshop

2. Change cat battery. Was in a hurry so he told me to tt him later. It was our first time dealing.

I think nothing to do with race. It have everything to do with your mentality. Make your choice logically.

Best is find proper cidb registered Chinese contractor and do proper documentation la. Advance payment if want give also less than 10%, better if no advance payment unless got good reason.

depend on contractor, my house renovation..type C, after he has done 20% he asked for 20%..usually i instantly trf to him..so when he asked him do additional work, he is willingly to do fast coz i trf immediately to him once he has asked. there were some occasions i asked him u no need money why nvr ask money, responded said no time do billing haha

One of my frens who own a reno business (he specialize in industrial renovation), sometimes lamented private house renovation have alot challenges due to unnecessary changes in last minute (he took some private house renovation due to low season order). Industry renovation mostly straight forward due to signed black and white. Any changes by the industry owner straight away additional bill.

Exactly, one of the reason, that is why many established contractor avoid private house reno, 90% of the time fussy house owner especially women, in one case a wall is beautifully constructed, plastered & painted, came the lady say dont like it, then have to break it down, same goes to tiles, installed nicely, don't like, then have to open back again.

Typical... that is why it is always own due diligence before appointing contractor.... big warning if price too good to be true but want high deposit to start works.

usually if house reno, owner will tend to deal direct with contractors...if he knows how to handle contractors through contracts ok la, atleast if things go south, the damages is in control...owner also like to add there, change here and expect contractors to absorb the cost...

I once asked a reno contractor for examples of his past work. He took me to a nicely-done house and claimed it was his work. When the weekend came, I went back to the house and spoke to the owner. The owner said he never dealt with that guy before. Fortunately my bodycam was on when the contractor made that claim and I showed the video to the house owner. He was pissed off and asked for that contractor's phone number. We phoned the contractor and asked him to pop over to clarify. He never showed up and I never saw him again, nor did I bother to contact him any more.
