Tuan 2 current owners having issue with Reno cuz cannot do any hacking to conceal pipe or conduits
Dont know how they plan on installing the cabinets, plus the conduits exposed

Can't put washing machine in balcony
Aircond placement fixed, cannot change

I wonder if Tuan 3 will have the same issue in the future

It's pretty common that the walls not hackable for most condos, as those walls are load bearing walls.

You cannot place washing machine at the balcony, balcony is connected to rain water pipe/drain system. Washing machine, baths, showers and other appliances that expel water should all be connected to the waste water pipe - not the rainwater pipe. This is because human waste and shampoos and other chemicals, are produced from a household and they must go via a wastewater treatment plant.

Aircond placement is also common to be fixed at the designated area, not able to hack due to the same reason of load bearing wall.

COPIED from iherng Youtube comment:

@HeyLife-h4s

Currently staying at Jalan Kuching. Everyday passing by their previous project Tuan Legacy, the external looks very nice and retro feel. Had a chance to visit their gallery last weekend.

Here's my comment.
PROS:
1) Budget-friendly. 470k for a 3 bedroom condo. Consider the cheapest around that area. The external feel alrd grand.
2) Walking distance to KTM Segambut Station. Just a short walk with covered walkway.
4) Road Widening plan. Saw online saying government working on widening the roads (upgrading from two-lane to four-lane), so the traffic situation should get better when this project complete.
*Free shuttle service to nearby amenities. If lazy drive out, use shuttle lo.
5) Awesome Architecture. The British colonial and train-station vibe very unique. Kind of adapt to their unique selling point since its just near train station
6) Investment Potential. With all the upcoming improvements, the value of the property could go up over time.
7) Ideal layout with semi furnished. Save space and a lot money. Kitchen cabinet can cost up to RM20k+. I like the practical layout. Even the 3rd bedroom can fit in a queen bed.
8) Freehold and free 2 parkings! Important because I’m renting carparks now…

CONS:
1) Traffic Now. Jalan Segambut is really congested at the moment, which might be a hassle until the road widening is done.
*The road widening will help, but it might take a while before can see a big difference in traffic.
2) Construction Noise. Expect some noise and inconvenience from the ongoing construction and dust. Segambut being an industrial area in the past, slowly transforming means there will be more projects upcoming.
3) More People. With more residential units coming in, the area might feel a bit crowded.
4) Competition. If you plan to sell or rent it, there may be competition which could impact rental yields and resale values. But with current selling price, it's still a good buy compare to surrounding projects.
5) Not much amenities surrounding at the moment. If want to makan, need to drive out to nearby like Mont Kiara, Kepong or Jalan Ipoh. Or else can grab hehe

that project should have yard rite? either kitchen or yard piping can only handle washing machine unless specified otherwise.

At this point, I think Tuan 2egacy MO did a good job following SOP for not allowing hacking and designated area for airconds piping and aircond ledge is ready provided.
My brother's unit in DP simply allows owners to renovate the style they want but of course with BP. Most importantly they allow drilling even after 6pm. Lots of complaints on facilities and overrated rental yield. For me, Tuan 2egacy consider very lenient already. thumbsup.gif

Definitely worth invest! Had you heard the rumours of them selling so good of their previous projects, Tuan 2egacy until lots of people still request for subsale units now?
Luckily developer launched new project, Tuan Heritag3 Residency where location strategic, modernized design and more units available if you compare with other projects along Jalan Kuching/Jalan Ipoh/Jalan Segambut.

Passby sales gallery on weekend and just courtesy questions to one of the front desk salesperson.
He told me that Tuan 3 sales rate hit roughly 60-70% now. Incredible sales in less than 6 months!

I believe there's reason why people purchase this project rather than others. thumbup.gif

I previously inquired about bulk purchases and additional discounts, but none were offered. How did you hear about this?
But for now, I checked with my agent. Its less than 300 units available now!

With their previous good sales for previous project - Tuan 2egacy, I believe in their sales & marketing skills and completed outcome after seeing Tuan 2egacy.

I plan to purchase 5 units together with my siblings, but at the end no more connecting units available. Hence, I only purchase 1 unit for myself. Hoping for their next project and that round, I'll be make sure I'm in early bird stage!

I'm not a buyer, just a looker hahaha
This project Facade looks really nice & the theme is interesting!
But personally I'm not into pure white building, will get dirty easily if not designed properly.
