i think there will be another new project which located less than 1 kilometer away from Tuan 3.......i saw the land clearing is on process on yesterday

I think 3 room 2 bath is the most popular configuration. But yes there’s a lack of option for 3+1 room and 3 bath, or bigger units.

I would consider investment product like Dorsett Hartamas, or Plaza Damas, all studio units.

I guess we have different view on investment product.

This is a pretty lousy investment product IMHO, no MRT/LRT within walking distance. No job opportunities nearby. No universities. Flip? Maybe. But there would probably be new projects available at the price you want to flip for.

I can only see the appeal for own stay. Tuan 1 rental also not doing that hot < RM2500 fully furnished. Minus out maintenance cost barely break even. If it’s not cash flow positive it’s not an investment according to rich dad.

If I am renting, and driving, I will rent at Duta Park, even nearer to city centre and faster than Tuan 3 with peak traffic.

Why compare it to tuan 1? There are more service apartment near tuan 3 along jalan segambut. Why dont you put the rental with service apartment there along jalan segambut

When a person is renting and his budget is RM2500, he will look at what’s available for the money in the vicinity and not just focus on Jalan Segambut alone.

For me the hottest one is Duta Park now to rent. Even when Tuan 3 is completed I will still choose DP.

Yes but kl metropolis hopefully be a prime driver to that area as well. If kl city maybe duta park nearer, but still they both different price point right

Yes, my brother bought DP but the price differ alot and workmanship not really satisfying. What I can say is Tuan 3 definitely cheapest along that area. Ada beli, ada untung coz the price is ok in KL.

Went HLB and saw Tuan Heritag3 again. Simple yet rich design details of Tuan 3.
This shows how much efforts made by developer on this sales gallery, I can't imagine the final outcome!
Passed by Tuan 2egacy at Jalan Kuching last Sunday and the entrance itself alrd impressive. Unfortunately missout the launching last round bye.gif

What I can say is this developer definitely trustable thumbup.gif Looking forward to my unit to be ready!

Haha I don’t dare to say this for Tuan 3.

Now every project is above 500 units, and 1000 is common. Supply is no longer an issue. So people would rather buy the new project because it is new, rather than your subsale unit. Which is why flipping game is gone.

Tuan 3 is a good project for own stay given the entry price relative to what you get in the vicinity.

Layout also very practical for the modern family who don’t do heavy cooking.

Tuan 2 current owners having issue with Reno cuz cannot do any hacking to conceal pipe or conduits
Dont know how they plan on installing the cabinets, plus the conduits exposed

Can't put washing machine in balcony
Aircond placement fixed, cannot change

I wonder if Tuan 3 will have the same issue in the future

Property with partial furnished + 2 carparks from just RM500k onwards. Wow, definitely worth it with such strategic location.

What does it mean can hack little?

If add electrical plug , cannot hack the wall to hide the wiring ?

Visited one of the unit of my friend during VP .. the wet kitchen is very small, some more the basin located at there and if want to put induction and hood, cannot. The yard door also very disturbing, better remove it so have bigger space or do a sliding door since it cannot made it bigger if hacking the wall.

The fridge area also very small , cannot put those 2 doors fridge.

Balcony is at bigger side. Good to put a bar table and also can do steamboat there. Wonder why not allow to put washing machine at there? anymore never heard of people putting washing machine at balcony.

but its allowed to hack a little

but cannot fully submerged it into wall

u either need to hide it via plaster ceiling, or u do trunking

Usually new high rise projects like these made of Reinforce Concrete wall

No longer use big pillars to support, the walls are also structural support.

Can build very tall but the walls themselves must stay intact.

If hack through, can weaken the walls and cause structure damage.
