Hello all,

I went to CIMB to ask about how much loan I can get and what is the interest rate.
The guy was asking me how much I want/how much the house I looking at while their rate is 4.2%
But I want to know what is my max range rather than "if I can buy the house I want".

What is the correct method to find out what is the max amount I can get from each bank with their respective interest rate?
Rather than walk-in is there any other way? email? calling call center is a killer since banks call centers normally dont answer.

CIMB has the worst housing mortgage loan rate...go find public bank /RHB or even Maybank.

Maybank easy just apply online. They will assign a person to contact you.

the best way is to go with a bm that you already know

if u know no 1, then try ask around for friends' friend/relative

usually, if u already know the bm, then they can always do magic

im doing for mortgage loan. if you want to know your max loan entitlement, kindly list down the info show as below :

1. salary per month
2. housing loan installment :
3. car loan installment :
4. Personal loan installment :
5. total credit card usage per month :

will need the info above to calculate your max loan entitlement

I identified a place that i am interested in from iproperty which cost about 1.2mil.
I approached a bank that offered me a 30 year 3.85% interest rate loan but the repayment is estimated to be 7k a month.
When i checked iproperty calculator it is about 5k a month. So is it normal for the difference to be so big?

iprop website u used 35 yrs? it will be 5k

nope. If i use 30 years its 5k. But the difference is a lot compared to what the bank gave at 7k.
Thinking if my estimates are off and if I should reconsider getting a house.

MRTA would cos me 2k a month? Then I guess I need to think about it since I got no dependents.

You can submit the loan first , then after loan approved then u will know the confirmed interest rate and installment amount.
