This FH sitr is no where walking distance convenient to any lrt/MRT stn. 1.3 km to the closet lrt/MRT stn.

Perhaps can walk to a csl fish head store.

Also, the details didn't spell it's close proximity to sjk sam yok and smk pess school

Of course be prepared for the view to the nearby stone garden.

Got the price for aricia. Type a 2+1r2b price from 600k after rebate. Type b 3r2b from 780k, type c duplex from ard 900k.

Psf wise a bit high, and basically quite far to lrt mrt by walk, anyone having any comments and able to share pros and cons?

for sure not targeting those who take mrt, distance is close to 2km

but it has duplex which i think youngster quite like it

It's hideously expensive relative to surrounding projects and the surrounding location (still underdeveloped, light industrial location).

But I suppose arguably (ARGUABLY) hard to get a partially furnished high rise at this size and price point that's a short travel distance by car to KLCC, BBCC or TRX area.

Probably only attractive to families or people who want bigger units...but there are better options elsewhere, if willing to compromise on the travel distance.

More oversupply in CSL area, also more congestion. price too high, so many other better deals for this price range. Likely 1500 to 1800 units in 3 blocks.

Orientation will be blocked by Trion 1, other view CSL industrial area and highway and roads.

i asked one of the sa but she said got structure changed so try to get approval from dbkl again, not sure truth or not

To me, the pros of this project is:
- Freehold
- Low dense (700+ units)
- Reasonable price (ard 700 per sqft) & 2cp for Type B
- Good rental yield area (reference to Trion)

- Partial/Fully Furnish included

Cons:
- Surrounding a bit messy (factory & jam)
- Non-walkable to mrt station (biggest drawback)
- Density in that area (Trion 1 & 2, KL48, one residence)

Overall the package to me is reasonable, I m from an investor perspective.

Btw, do you have any better projects nearby recommend? Coz I just place booking only, if got better projects, don’t mind to swap too. Thanks

Chin Hin considered reputable developer?
Serious?
Look at their flagship project at Sri Petaling, 8th Stellar, paid LAD but play taici. The layout is awkward, KLCC view is more expensive but end up block by opposite coming project Amber Homes.
Hearsay, they launch so many projects concurrently and suffer for cash flow rotation

I don’t think there is much units left for bulk purchase, as I know Type A & B almost sold out already. I also just booked one unit Type B, luckily still manage to get a nice floor and nice unit.
