 Help me to advise on my tenancy agreement please, first time renting a house

is this term and condition standard? termination but still need to pay all the remaining months of rental. as good as no termination.

Yup. Nowadays, the TA tends to require full amount due by the agreement so that the landlord no need to get in hassle of finding new tenant in less than a year.

You negociate ir though. Ask to burn one(1) security deposit if you leave as that the amount they need to find a replacement. Giving a two months notice give the time to find a replacement

you renting a commercial property ? normally its normal for the tenant to pay the balance of rental if decide to terminate earlier

for residential, its normally burn only the deposits, which is normally two months.

There is something that we called termination clause. In your case, it is 2 months. Anything other than that, is not valid. If the Landlord insist you to pay the remaining period, you can get a lawyer and fight them. Since there is no Tenancy Act in Malaysia yet, it will be most likely based on Contract Act 1950. Your chance of winning is very high; provided 2 months notice is given.

But the TA says LL reserves the right to balance rental.. How ah?
