There is something that we called termination clause. In your case, it is 2 months. Anything other than that, is not valid. If the Landlord insist you to pay the remaining period, you can get a lawyer and fight them. Since there is no Tenancy Act in Malaysia yet, it will be most likely based on Contract Act 1950. Your chance of winning is very high; provided 2 months notice is given.
But the TA says LL reserves the right to balance rental.. How ah?
