Saw this ad in NST today from Boustead Properties... Mutiara Spaces is their new company or project I don't know.. . The QR code goes to their website.. Mutiara Spaces?... Interesting they mention a upcoming project in Mutiara Damansara.. Boustead did develop Mutiara Damansara. But no further details... Google results only point to the old Cineleisure building next to the Curve to be redeveloped into high-rise condo. Their social media also no details... Anyone have any info that can share? Was in Fish Valley in Semenyih over the weeknd and paid a visit to their Mutiara Hills project site. Sales people there also very tight lipped. All i got was the Lines sales gallery is schedule to open sometime end Jan or early Feb next year, tying in with their Lines project soft launch. I ask if those who register early can get special preview or not... they just smiled. Damn....dragging my feet on D'Tessera beacuse of this. Just wonder what’s the infrastructure upgrade on the traffic flow in the future when The Lines is completed.
Existing is quite congested during peak hours. With an addition of 1k units, ofc assuming 20-30% will take mrt, but still there will be huge influx of people and traffic, that will definitely worsen the traffic conditions if traffic flow is not well planned. |

I went to the sales gallery just now. Now it opens only to the staff of Boustead group of companies. This project is definitely a BBB and will be hot selling. You will like it in terms of architecture, design, layout, landscape, view, amenities, shops surrounding it and rooftop facilities, 2 swimming pools etc. Good for investment too is just that the smaller units are very limited (eg for the smallest size of 590 sq ft, only 1 unit per floor is available). I feel the condo is more towards own stay. There are 3 blocks for open market (about 749 units) and 1 block for SAMM (250 units). You don’t have to worry because SAMM’s block will be demarcated and separate from other 3 blocks and SAMM’s residents can’t use the facilities of the 3 blocks. 1 block (out of the 3) is to cater for premium units - low density and for bigger sizes. There are units where u can park your cars in front of the units. There will be 3 penthouses (size about 3,000 sq ft) with private swimming pools in the units (similar concept to Jendela residences at KLGCC by Sime Darby). After discount the price is the market price around that area (you can compare with Tropicana Gardens or Noora at Desa ParkCity). Target open to public in June or July. After discount the price is the market price around that area (you can compare with Tropicana Gardens or Noora at Desa ParkCity). Target open to public in June or July. Visited Sales Gallery to make a reservation as still no APDL for them to collect booking fee. Was told SAMM units will be done by LPHS. So far LPHS units looks really enticing as carpark located at B2. Although no facilities the open market unit maintenance fee is at 0.45 sen per sqf. With less facilities SAMM should be lower. SAMM unit got some 1+1 and some just 1 but same Sq Ft.

[/quote] I actually booked a unit at Kiaramas Dedaun (KD) for net price of RM956k. Still undecided whether to buy KD or the Lines. KD good for own stay, very peaceful and larger size - drawback no mrt. KD feel more atas (in my personal opinion) with many expats. Walking distance to shops at Verve Suites. Low density per acre. The Lines is good for investment or own stay - near by shops, mrt, walking distance to BU school, many amenities nearby which are just walking distance. Too high density per acre. |

If the SAMM for the Lines falls under category B, C, or D, for u to be eligible to buy it, u can’t have any properties in Selangor and the property u r buying is meant for own stay and not to be rented, among other requirements.

Anyone have news about SAMM? Last time I enquired Boustead was November 2024, they still don't have updates regarding SAMM units, for the open market units, it was scheduled to launch in December 2024. But now its January 2025 already, way pass Dec 2024. Everyday I check in LPHS, no updates whatsoever.

Yeah, RM869 psf is decent with the discount, but 2031 is a long wait, that’s like locking yourself in for 6+ years of uncertainty
