When I saw the mampu milik part I also had the same thought.

Its the SAMM unit, normally 270k for 550 sqft

Based on the banner, it seem to be quite dense as compared to area surrounding. Would be good to have big multigenerational units that is similar to BU9 and Surian Condominium. But medium sized units existing supply in MD is not that much. Would be great to have as an option for young dwellers.

apparently its estimated like 1500 lots available or more, very very high dense commercial residence

Saw this ad in NST today from Boustead Properties... Mutiara Spaces is their new company or project I don't know.. . The QR code goes to their website.. Mutiara Spaces?...

Interesting they mention a upcoming project in Mutiara Damansara.. Boustead did develop Mutiara Damansara.

But no further details... Google results only point to the old Cineleisure building next to the Curve to be redeveloped into high-rise condo. Their social media also no details... Anyone have any info that can share? It is next to MRT station and mall... that itself is a bonus for me.. 😂

Was in Fish Valley in Semenyih over the weeknd and paid a visit to their Mutiara Hills project site. Sales people there also very tight lipped.

All i got was the Lines sales gallery is schedule to open sometime end Jan or early Feb next year, tying in with their Lines project soft launch. I ask if those who register early can get special preview or not... they just smiled.

Damn....dragging my feet on D'Tessera beacuse of this.

price per square foot maybe between rm850 to rm1,000 - given it's freehold, near mrt. price is benchmarked against tropicana gardens and one cochrane

Sales rep told me indicative gross price is RM1,200 psf.

If the size is 550sq ft, shouldn’t it be Serviced Apartment Mampu Milik (SAMM)?

According to their cadangan pembangunan there is 250 unit of affordable housing. I am guessing the 550sq ft it the SAMM

The price is expensive as to absorb the below market price of SAMM. Sigh.

1,200 psf hmm gotta think twice. Below or around 1k psf maybe sound reasonable in todays context. But rental around for studio or small units could barely cover 80% instalment tho.
Plus the density is not low either.

Let’s see how developer make the magic with the pricing.

wow...2800 sq ft potentially costs above RM2mil... plus the maintenance every month... better buy house in Mutiara Damansara

Small unit seem feasible. Just concern about the psf they’re asking.

2800sqft easily 2mil above.

Not Apple to Apple but Megah Rise 1700++ also asking 2.1mil alrdy. Since it’s a TOD, I think it’s fine. Just that target buyers for such type would prefer serenity.

Gallery is next to Fitness First @ Curve. I tried going in but denied access. If you are around the area can take a look.

Anyone here have any past experience with Boustead? Are they reliable in term the outcome of the final product?

I drop by this morning. They kept saying no confirmation they can confirm for the time being. Haha

Apparently show unit also set up alrdy. Why making buyers or interested prospects waiting…they so confidence ke. 1100-1300 psf is on the high side.

Should learn from other players…like UOA Bamboohill and DPC…have a special preview with those registered their interest back then. Not sekali open to public…then no point potential buyers registered their details (have to expose Hp number and email to 3rd party).


I found their marketing team rly X boleh. Atleast give some appetisers…🤣

I think is because of their APDL not yet issued so want to avoid any problems. Gallery build up for their VVIP opening ceremony ahead of time. Hopefully they start inviting those that registered their interest back then.

Yes agreed 👍🏻. This few days, seeing more and more publisher on social media talking about The Lines.

Just wonder what’s the infrastructure upgrade on the traffic flow in the future when The Lines is completed.

Existing is quite congested during peak hours. With an addition of 1k units, ofc assuming 20-30% will take mrt, but still there will be huge influx of people and traffic, that will definitely worsen the traffic conditions if traffic flow is not well planned.

Not sure if much can be done as there is not much space on road and fly over will be to costly with the existing MRT, probably use the existing basement carpark at curve to link to the lines, I remember E@Curve had a separate entrance near Surian tower

This development will help bring life to Curve and its restaurants again once completed.

Hmm…if that’s the nett psf. I don’t see any reason unless they provide attractive packages.

Their main target should be 2nd or 3rd gen MD residents which are attached to the place.

I wouldn't be surprised that the 2nd and 3rd Gen will sapu the units as this represents a "status symbol" to them. Can even be a second home after work or during weekend with easy access to the malls

I went to the sales gallery just now. Now it opens only to the staff of Boustead group of companies.

This project is definitely a BBB and will be hot selling. You will like it in terms of architecture, design, layout, landscape, view, amenities, shops surrounding it and rooftop facilities, 2 swimming pools etc.


Good for investment too is just that the smaller units are very limited (eg for the smallest size of 590 sq ft, only 1 unit per floor is available). I feel the condo is more towards own stay. There are 3 blocks for open market (about 749 units) and 1 block for SAMM (250 units). You don’t have to worry because SAMM’s block will be demarcated and separate from other 3 blocks and SAMM’s residents can’t use the facilities of the 3 blocks.

1 block (out of the 3) is to cater for premium units - low density and for bigger sizes. There are units where u can park your cars in front of the units.

There will be 3 penthouses (size about 3,000 sq ft) with private swimming pools in the units (similar concept to Jendela residences at KLGCC by Sime Darby).

After discount the price is the market price around that area (you can compare with Tropicana Gardens or Noora at Desa ParkCity).

Target open to public in June or July.

Think it’s the standard layout across SAMM. 2 room 1 bath since the size is also capped at 550sqft.

Quite similar to Megah Rise….1 bedder is 1 unit / floor.

Mind me asking is 2 bedder or 3 bedder the mainstream, or which type has the most units in floorplate for The Lines

Interested in getting 1 or 2 bedder when it’s available for viewing.

I think that SAMM unit will not open for booking yet, should be start with open unit first

I registered for open unit tho. SAMM units not receiving any registry for the time being.

Visited Sales Gallery to make a reservation as still no APDL for them to collect booking fee. Was told SAMM units will be done by LPHS. So far LPHS units looks really enticing as carpark located at B2. Although no facilities the open market unit maintenance fee is at 0.45 sen per sqf. With less facilities SAMM should be lower. SAMM unit got some 1+1 and some just 1 but same Sq Ft.

Ya all obtained from their staff, project got a few flaws in my view as carpark from level 2-10 so far no confirmation on speed ramp and was told need turn few times to go up, studio, 2bed, 2+1 all only high floors carpark really disappointing. SAMM assigned to B2 (Hopefully no change). I feel SAMM really worth it if entitled to buy.

Yeah car park is disappointing for cheapest units (open market). I booked one of the lowest prices for 2+1 at level 14, my car park is at level 8.

If u see carefully the scaled model, there is no speed ramp. So the unit I booked kene pusing 8x. Blimey! Let’s just wait for mgmt to confirm if there’s speed ramp.

Is the psf same as promoted on media? Or slightly lower with rebates?

That’s def a nightmare everytime you reach home if there’s no speed ramp

The gross price is as per advertised in the media (RM1000 to RM1300), but at lower range

I went for the 2+1 SPA price RM1m (some ten thousand) - Only made reservation no booking fee yet so not conclusive. But developer staff mentioned ada 10%+2% (standard promotion) I feel promotion really not even enough to cover MOT stamp duty. Might change to type C (2 bedroom) but was told the view is shitty.

After rebate (RM 900+-1200+) depend if you buying the "Low Dense block" or the "High Dense block"

Type B - sold out already? heard it's fast selling and the cheapest
