Woah excited to see the architecture of the building on 0.38 acres of land. Mind blowing.

Just a rather small piece of land less than one acre also can build nowadays.

no different, is already congested now, more 300 over unit doesn't really make a difference in klcc area, ppl still take lrt more if it is just next to avenue k
but still location is good

Those not much cash and brain wash by property guru or agent can consider stay away.

based on the info above, 323sf studio at 2k psf, price is about close to 700k, installment wise about 3k per month excluding maintenance fees, which I doubt will provide a carpark for the smallest unit.

however location wise definitely much better than hugoz, as it is only about 300+ units, not that high competition compared to hugoz.

Summore just directly next to Avenue K, even many hotel also not as close as this project to KLCC, securing tenant for airbnb basically not an issue, you can even expect occupancy rate of at least 85% during non peak season. (walk in asking will be a lot)

however expect maintenance fee will be high, maybe including installment about 3200, given only rent out RM200 per night for 85%, still can expect some return after deduct airbnb fees. (btw i think RM200 per night for this area is quite low already)

the only issue is you need to fork out more for downpayment as I heard not able to get 90% loan

Bigger units like 484 sqft (2 rooms) and 657 sqft (Dual key) are under HDA, so can get better loan margin / lower down payment for those.

Info not confirmed yet, but as of now available info is up to 85% of SPA price for HDA. Will update here once info is confirmed.

when too many agents buy...must be very aware...cos they will get special rebates from developer... so as lone investor...how to fight with them when VPed....they can sell and rent at very below from market price...

I don't think many from IQI are buying this project. As far as I know, no one from my team is buying, except me. Agent buy also got no special discount, just the comm. Anyway this project's down payment will be higher compared to other projects, those that buy have holding power. Furthermore, only 346 units for this project.

Yeah its really interesting because there's an short term stay operator that's helping you rent out the property for a decent amount of years, and they don't just advertise on a single platform, so potentially can get better occupancy rate

woo this is a good financial report to show how good exsim project at airbnb. But since exsim is selling their own project and this report is prepared by themselve. people may doubt about the reality. Maybe its only take the most success unit (most profitable rented unit) show at report for sale boost purposed, How about the lowest rented unit situation? As Expressionz, Ceylonz, even Scarletz newly vp got 2 unit lelong.

Of course every project have lelong due to owner personal financing planing, but if this project is constantly profitable, i will let my other debt or assest (maybe car or other property) to be lelong other than this profit asset.

Sometimes, it is not up to us to decide which one to lelong, if the debts is huge, almost or all properties will get to be lelong-ed.

woo this is a good financial report to show how good exsim project at airbnb. Of course every project have lelong due to owner personal financing planing, but if this project is constantly profitable, i will let my other debt or assest (maybe car or other property) to be lelong other than this profit asset.

I think already fully booked. Only can wait for loan release. Downpayment not cheap as discount given not a lot I think. And also cannot get 90 percent loan, correct me if I'm wrong

Non-HDA units cannot get 90% because considered commercial use property.

Under HDA, depends on bank, if they consider as overpriced they might put a cap on the margin.

Yup. End financing with the banks are still in the process of being finalized, so the loan margin and details could still change.

Guess selling price over market value and bank valuation cannot meet. If cannot get 90-100%, that could be a challenge to this project.

Every property developer in Malaysia should operate with an Advertising Permit and Developer’s Licence (APDL). If they’re not, they aren’t legit!
An advertisement by a property developer should include the APDL. This APDL will reveal a validity date that should apply to the project, confirming it has been given permission by the Ministry.

For kyliez i dont see the problem if its is commercial soho / office lot suite. Because rumor this kind of property was required purchaser to sign DMC allow operator to do airbnb. And this condo was market with airbnb direction, purchaser are aiming to do airbnb then only buy this project.

The article said "work out rules for short-term rented accommodation." Mean its like allowed to do, but with regulation which is good.

Compare to people doing it without regulated.

I think this project ADPL not yet ready, so the construction not start yet. Same without adpl, spa not ready to sign.

For Airbnb business, still can operate at the property as long as it is commercial and JMB has majority vote to go for Airbnb.

whether government will impose new rules ie tax, that could happen in future.

Resale for a profit is a bit susah, but keep for rental income seems quite consistent..

Who would like to fork out such a big upfront + stamp duty and cover your profit to take over ur unit

Unless u can imagine the rental going for 10 15k a mth net into your pocket
