Tropicana Metropark @Subang Jaya is recently booming with new project launches: both residential and commercial.

* Southplace 1 & 2 by Tropicana
* Alira by MCT

Now MCT is due to launch another one, known as Amika Residences, which will be Japanese styled, suited for the Metropark neighbourhood's al-fresco style lakeside dining:

Potential is there. BRDB is going to slat their launch in Subang Jaya (next to Metropark) in 2024.

I did not really go through Alira but I really like the badminton court. Amika facility will be Japanese concept which may be something special but I only interested in swimming, jogging and gym. The rest I not so particular for now. Hopefully, I will change my mind after VP.

I think the furnishing compared to Alira should be the same.
1. Kitchen Cabinet top and bottom
2. Hood and Hob (Teka)
3. 2 Heater Shower (Rubine)
4. Digital Lock. I heard Alira not included.

I was looking at SP2 actually but chose to skip it due to several reasons. I believe you booked SP2 right? I might have booked SP2 if got the early bird promo. Would have been your neighbor haha. But still not too far away. Really looking forward to 2024 Q1 when SP1 shoppes are open (any news on the current progress or if there will be delay?).

SP2 still got the promo for certain types I heard.
SP1 should be on track, the whole structure's already been there for some time now. A lot of people will be eagerly waiting to get their keys, almost sold out now, is SP1.

1. I have been living in Subang Jaya all my life. Kind of used to the convenience and lifestyle here. Although the location is technically closer to Shah Alam, it is still accessible though USJ Heights or Federal Highway.

Have to understand that Amika is an own-stay project as the instalment will definitely higher than the potential rental as the surrounding and existing residences such as Pandora, Paloma and Paisley are hardly rented out with a rental of RM2,000.

Hopefully the population within the area could support the prosperity of the commercial there.

Yeah. I am buying it for own stay.

I would say the only advantage for rental is it is closest to Sri KDU International School. But the other residences are pretty close anyway.

Hi Sanji, you're interested in the Southplace shoppes? There's a separate lowyat topic thread on that:

Mercato is the anchor tenant,
there's 3 floors of commercial shoplots where
LG: all taken
L1: all taken except 3
L2: near half taken

Or did you mean the empty plot of land immediately across Amika?

The concept and location make both projects more suitable for own stay now.

Amika is of lower density while Alira has more layout options.

Amika is of Japanese concept also.

Mine is side by side. You mean tandem is 2 cars in 1 parking lot where the car parked inside will be stuck? I think have front and back but will not be blocked.
So far most of the projects i survey is commercial under HDA and Amika is the same.

I didnt monitor Hype Residence so unable to comment much. Only thing I can comment is the options for public transport definitely much better than Tropicana Metropark. That should be a plus point for investment purpose. But for own stay, i think depends on personal preference. I always wanted a place where I can walk down and morning walk/jog without needing to drive there. My concern will be the maintenance of the park in the long term.

and we see that they've also put up banners along Sunway ... if you fill in the form, they will quickly respond and send you the layouts, experienced that before with developer staff

I'm buying for own stay, similar to hernan, I've been in Subang all my life.

In terms of distance from family, and amenities I am familiar with, Alora's out of the question for me. Not interested in TODs as well, so Pinnacle & Hype is off the list. Also bought a smaller unit in Alira for investment previously (wasn't as informed about properties 2 years back, but I thought the urban park and facilities Alira offered are great).

Why I chose Amika over Teja,
1. Layout
2. Concept
3. Urban Park
4. I managed to book a Garden unit (like the idea of walking out to a pool from my house)
5. Having a kid soon, so next to International school is a plus.
6. More commercials like SP1&2, the retail below residence will be ready by the time Amika is complete.
7. Easy access to federal (work in KL area)
8. Familiar with Ayala as a developer, as I've worked in Philippines before. Fingers crossed they will make a statement out of their first few projects.

The only doubt/worry I have about my unit in Amika is,
Garden area is not fully covered, and friends who don't own Garden unit before are telling me it'll be raining with cigarette butts, wine corks, etc. which maybe those retractable awning will help hmm.gif

How does the garden unit work? It's on the same level as the garden, and your balcony opens out towards access to it, or to its view?

Garden instead of Balcony, it's elevated so you retain the privacy, walk down a flight of stairs and you're at the garden area.

The access looks nice. Shortcut to the pool. But like you mentioned, seems like the rain and dirt can easily accumulate at that area compared to to the upper levels. And even though you have privacy from the pool, the upper levels seems like able to see what is happening below.

I just went over for a walk at the park with my 2 kids last weekend. Not many people around there but I guess most people will not jog or walk their pets at 10 am. Overall the park looks properly maintained and clean. Fishes are plenty in the lake which I believe the water quality is still good. Plan to go there again this weekend to feed the fishes with the kids.

The Amika garden unit sounds nice, since one of their USPs is the unique Japanese garden. There will be good view if they have a strong execution of plan. But yeah, do have faith in Malaysian's quality, littering is everywhere.

Given Malaysians etiquette in condo living, the garden unit would be a dumping ground hazard.
The concept is good but just not practical in Malaysian lifestyle.
Even the condos management can't do anything to those who refused to pay maintenance.

From what I heard, there are quite a lot of dogs around the park. During my walk, hardly find any dog droppings around, well maybe just 1. I have no issues with dogs but I have issues with the owners that just let their dog pee at my car and do not pick up the droppings. What I can see here, the community here are quite civic minded. Hope it stays this way all the time.

Hernan, during the evenings the dog lovers gather at that point with their dogs, mostly on leash, though a few let them loose

I saw some stray dogs gather near the Pandora side of the entrance to the park

1. Can check the sales gallery now and then because some unit bookings open due to various reasons, have seen that over time. e.g. the last time I checked, a few units for the types 01-07 opened back compared to the previous visit
3 and 4. Amika also has retail units, won't that be similar? You have separate entrance/exit points to the different parts of the car park. SP2 only has 2 floors of retail, the design is not so much like a heavy duty mall but more of lepakking for al fresco dining

Hi IronManz, yes i checked both Sales Gallery, but after going through the forums here i realize there are things i didn't put into consideration before such as the guardhouse as hernan83 mentioned. Currently agent told me Amika only 8% rebate, last weekend they had 8+2%, and back in september they have 8+2% rebate. Is these rebates kinda like On and Off thing?

They may vary over time because the +2% usually is a temporary topup , sometimes they may replace with other perks

From what I see during SP2, the one expecting higher demand such as facing park facility/better view have no 2% rebate. The one less demand still offer 2% rebate. I not sure about Amika as both are different developers will use different strategy. I booked mine way before the launching somewhere in July.

Do you have any idea what else is being offered if no 2% rebate? Maybe Iphone or something. Basically 2% will be much more worth it as it is about 14k to 18k rebate based on SPA 700k to 900k, can get 2 or 3 Iphones. The benefit I got was 2% rebate and this rebate can use to offset downpayment. It does not make much difference because I will be getting no rebate during the VP which can be used to cover the MOT. Another benefit is Panasonic voucher worth 5k. I not sure if that is still being offered. Last I heard was reduced to 3k.

Ironmanz did comment on the retail units which I agree should be pretty similar. Seems like should be more quiet and less happening compared to SP2 but it is the closest to Sri KDU. Maybe will have more waiting parents lepak there. For parking, if I remember correctly what I saw, the entrance road will be same for shopper and residence but will be different level to separate. For Amika, there will be residential guardhouse like Pandora, Paloma, Paisley, Alira and another entry point for shoppers.

Thanks for the input Hernan83 and Ironmanz. I plan to visit Amika Gallery this weekend again to see more detail on the unit selection, rebates and current offers.

For SP2 i rmb when looking at the unit selection, there is a middle space in between, if not mistaken something like a pump room. Pretty sure any units nearby or below is not recommended because of noise or possible water leak? I am not aware if Amika have such. Wanted to find out this weekend too

Good, check it out carefully. I would choose the units which are facing the park.
I think the current rebate is 8%.
The nett is roughly RM710++ psf I heard from a staff.

There's 25 retail units and these are concentrated on one part of Amika i.e. the part facing one end of the urban park.

I checked with my agent. Yes, 6% rebate and limited units with 8%.

I dont know about the actual demand. My opinion is Tower A popular one will be facing the Amika and Alira facility. The other side of Tower A will be facing Sri KDU.
Tower B nice view will be facing the park but only Type C (1200+ sqf) available.

I did my booking last week, 6+2 % for floor 20th and below, and just one week before, they had 8+2%. But they have another - RM5k for signing incentive.

like what macbookpro88 mentioned, from the agent graphic table, i can see that floor above 20 still quite a lot unit, but below 20, i rmb seeing almost all occupied. As for layout type A, only left 8th and 9th floor after i book, the last unit for block A floor between 10-20th.

Comparing between SP2 and Amika,
-My main preference of Amika will be Amika's unit 2+1 rooms layout vs SP2 3 room layout.
-Last to be completed in Subang Metropark.

There are some quite similar points as you mentioned

1. Maintenance fees slightly higher. RM0.45 per sqf

For me, as long as it is not directly beside. Like currently Paisley have to bear with Alira construction. By the time Amika complete, there will be no construction directly beside as Alira will be completed and the other side is the main road. Any development will be across Sri KDU and the urban park, which have quite some distance.

What do you guys think of the lifts ? 10 years ago I rented condo in PV10 which they have the longer stretcher lifts for transport bigger items, like some condo they have specific lifts for contractor use, while for Amika layout itself, seems like 3 same sized lifts. Also like no dedicated lift for Garbage use, or perhaps only more high end condo have those?

Not sure if I have the right answer as I have no experience in living in serviced apartments. But this question did cross my mind and I asked my agent, he said normally after VP they will use scaffold to cover the lift and let this lift be used for furniture/renovation. Once the grace period over, the lift will be closed for contractors and can only be used for resident/visitor. Usage for furniture/renovation after the grace period will be the Bomba lift. Again, I also not sure if I see the Bomba lift in the plan.

Garbage I not so sure. I all the while thought it is some kind of chute and it will slide down. If have to bring own garbage down by lift, doesn't seem to hygienic.

I think you mean use canvas to cover the lift. I was looking around Damen Residence and notice they actually use 3 lifts too but worst part 2 duplex lift and 1 simplex bomba lift in the lobby. Meaning the 2 lifts share one button, and the other bomba lift it's own one button. Ppl will just press both see which one come first. I have no idea why they configure it that way. The bomba lift is covered with canvas and i guess like you mentioned for contractor use.

I am pretty sure high rise don't use garbage chute anymore sweat.gif but every floor should have one small room to dump the rubbish.

And also one thing i noticed abut Damen residence is the corridor is covered and kinda stuffy when walking along the corridor, the smell of the rubbish kinda lingers around the corridor. I see Amika corridor also similar, hopefully wont have this problem in the future.

visited the show units, fuhhh! super pricey imo. if comparing with others out of subang which are in the range of 1200sqft... layout wise, dwitara and sunway flora win.
aurum layout also so-so especially the small kitchen.

The unit layouts here are really nice especially the horizontal living space even in smaller sizes. No corridor wasted area. Only weakness is no real yard area.

Last i heard from the RevUp event (Early Feb 2024), piling works started but they still haven't get the DL, thus cannot stamp yet. Expect around mid June only the loan start (means progress?)

Yeap, signed mine at December.
For now ours consider "registration" or "booking". something like developer actually need APDL (Advertising Permit & Developer License) only can start selling. By that time only developer will require down payment.

I understand that the water and electricity

consumption follow commercial rates instead of residential rates.

Anyone can tell how much higher ?

Managed to get reply from Avaland gallery staff.

Since its a commercial residence under HDA, utility bill may be converted to domestic rate.

TNB RM0.218 per kWh and water minimum RM6.

hihi, electricity should be same residential rates, water wise, yes last time there's a bigger difference between commercial and residential rate, but with the recent increase of residential water rates as well, the differences is actually much closer now.

The park is nice, i love it.

Japanese theme for the residences connected to peace and serenity

International school next door.

2 or 3 parking lots

good location

modern aluminium windows , sliding doors ( if sliding glass screen for shower would be extra nice )

digital locks to main door , fully air conditioners provided , kitchen cabinets , water heaters

bright layout and cross ventilation of unit.

just hope workmansip and materials used are up to mark meaning a good main contractor is appointed.

yeah the time when i was considering, only floors below 20 get like 8%+2% rebate, (basically in some ways = 0% down payment) so made sense why not much ppl choose higher unit
i think like they push for the lower floors first

Smart move by the developer by giving back 10pct rebate of the selling price in the S and P.

This helps the buyer to obtain a loan of 90pct of the selling price with the buyer having to fork out nothing

except service the loan until final settlement.

The main contractor (builder) is Inta Bina Sdn Bhd appointed by Avaland.

A check on their background showed quite an established company.

Yeah you need a car.

To me the selling point of this development is the lovely park and there is so much green everywhere.

On top of that the theme of the project is Japanese inspired and the smart architect designed a brilliant layout of the unit.

Both the entire length of the living and dining faces the balcony (garden deck) giving a sense of the broadness and

allowing more light and air flow to come in.

If you are using public transport daily for work purpose, then this place will be unsuitable for you. But if you are driving to work, then I think won't make much difference. Even my current house in Subang Jaya is 400 m walking distance to LRT but I use it like maybe 3-4 times per year if I require to go alone or max 2 people and also considering the traffic condition during the period. I think Alora (Avaland) or Hype Residence (Sime Darby) should meet your requirement but I not so sure about the availability.

I think most residents there are looking forward to SP1 shoppes that will bring the convenience of grocery shopping and dining within walking distance I heard should be opening very soon.

Developers next claim from buyers for structural works amounting to 15 pct will only be in 2025.

Long time to go ....

Went to their sales gallery last few days.
Directly dealt with their staff, not SA.

For type A, 32th floor, the SPA price 739k.
I was told they only give 8% rebate + RM5000 now. So, I still have to pay around 9k downpayment.
Seem like the price is up and the offer isn’t so attractive.

Japan themed seems not so popular in Malaysia.

Another Japan themed condo -> Residensi Hana still less than 60%, despite it is very low density.
But Amika has more Japan concepts and features compared to Hana.

Looks like developer focusing only on Amika since Alira is 100% sold.
Think it is about 85% sold. Interesting showroom they have in Taipan.

I use this main road daily to go to Federal Highway and Shah Alam which coincidentally had been widened into 3 lanes on each side since 2 months ago. smile.gif
