For serviced apartments (apartments built on commercial land) ,
I understand that the water and electricity consumption follow commercial rates instead of residential rates. Anyone can tell how much higher ? As for the management of Amika Residences, will the developer transfer the management of the residences to the residents ? |

Since its a commercial residence under HDA, utility bill may be converted to domestic rate. TNB RM0.218 per kWh and water minimum RM6. |

Can consider Amika residences. The park is nice, i love it. Japanese theme for the residences connected to peace and serenity International school next door. 2 or 3 parking lots good location modern aluminium windows , sliding doors ( if sliding glass screen for shower would be extra nice ) digital locks to main door , fully air conditioners provided , kitchen cabinets , water heaters bright layout and cross ventilation of unit. just hope workmansip and materials used are up to mark meaning a good main contractor is appointed. |

QUOTE(hernan83 @ Sep 26 2023, 10:02 PM) Type A - 883 sqf Type C of Tower B will kena the afternoon sun and it is going to be real hot.Would like to face the park but only Type C (Tower B) will be facing that direction. So I choose facing the facility and Alira. Type A of Tower B will be shielded from the morning and afternoon sun and are good units in that sense. |

QUOTE(Babizz @ Feb 29 2024, 01:40 PM) Ask agent to show comparables to warrant such pricing. Hm but surprisingly the rental return in metropark seems picking up.No LRT, no mall, no successful retail, no hospital, no office tower. Only got federal highway access and park Few months ago i kepo & survey,916 sqft fetching RM 2600-2800 FF, and i say my budget 2k-2.2k, the agent say no stock & str8 ghost me.....
