Home prices are out of control. Examples in Kota Bharu, got this Troika condo. 50% only permanent residence. Others either homestay or want to resell.

They don’t need the competition of tens of thousands of unregulated Airbnb units. Do you want to see the local hospitality industry fail and the repercussions of the unemployment from that? The hotel industry has so many rules and regulations on top of tax whereas short term stay has virtually none. Wonderful news. I totally support this to protect residential status property. 🤙🏻 For commercial property it's good they need to ask approval. With limited residential title high rise, many buyers have no choice to get commercial title prop. We need more of this protections.

Hardly, budget hotels/capsule hotels/hostels are a dime a dozen and popping up everywhere now. Airbnb has only ever been truly beneficial to big families/groups who don't want to stay in multiple rooms, or people looking to get the "service suite apartment with kitchenette and entertainment area" experience on a budget. In the past such rooms are only available to high end hotels, since hostels are not common. Now that there are cheap hotels that offer multi-bedded rooms, there's more options for families on a budget.

Owner needed to be proactive and unity at jmb & AMG. Many residential property owner want to banned short term stay, but they are helpless if the owner group are inactive.

So if a project is best for investment, then buyer buy for own-stay need to anticipate what will happen in feature. Only for those design for ownstay early, but used to be investment lately, CBD KLCC huge layout condo, then the own stayer will be suffer because want to bar short term stay in AGM, but due to non cooperative / not active of majority owner to participate to vote. So they are suffering.

I don't think they will ban Airbnb in Klang valley. Airbnb is keeping property prices elevated. The wealth effect is important

Even airbnb & booking.com was listed at boycott application, but it totally not affected the short term stay rate at KLCC tourisms hotspot service apartment.
And yes agreed with you, short term stay is not representative whole tourisms industry, but only benefit the owner.
