Actually i agree and that is my advise for newbie property buyers. If you can, get a landed, terrace house. It is Malaysian's "nasi lemak" property (quoted from a youtuber) which will always be in demand. If no budget, get on the ladder first by buying a property which is easy to rent out which you can then upgrade or keep for rent when you do get a chance for landed. But word of caution, if you don't intend to stay in your landed, the rental returns will not be as good as highrise. Don't expect it to cover your instalment. even 50% may not cover.

at bandar kinrara.... Legasi 1 below 1mil before MCO.... now latest launch Irama Villa 1 sold at 1.45mil for intermediate.... kebas licin....

Fast forward 2024 - Irama Villa 4 (with bigger size and smart home) intermediate price tag of 1.7+ mil and all sold out except 3mil corner bumi

1.45mil is not alot of monies for a landed in prime location
