 House Price after VP

Hi All , want to ask your opinion .

Normally after the house complete build up , price will rise how many % or can maintain during purchase. (From township development developer)

Because thinking about to change house , buy that time before MCO and found that house going to VP not enough space to use.

It all depends on the condo workmanship, location, surrounding etc, owners holding power & demand

The price can drop a little as well if owners bought at future pricing

I think should be different depending on location and value. For example in my housing area, buy price is 513k (s&p price 565k) and after vp, the selling price is around ~550k(7% increase) and bank lelong starting from 480k. This is klang valley outskirt area but very nearby putrajaya cyberjaya. Location and demand should impact a lot I think

Very subjective on the demand & supply.

If the area a lot ppl buying for own stays, not investment - very likely the buyer is able to dispose it off with the mark up to cover the previous purchase expenses, roughly 5 ~ 7%.

If the area a lot ppl buying for investment, not own stays - very likely it will drops because there are just too many sellers. The competition is going to be tough. To make the matter worst, if the units are purchased with the marked up scheme collaborated with developer & banker, just be ready to see the price reaches the real valuation without the cosmetic mark up valuation ( easily -15~20% of S&P Price ) when everyone wanted to sell.

Just pray that the area you bought, majority are for own stay & not investment.

Landed? Still can profit if good demand

When sell still can profit abit as usually snp price higher n u get all the rebates

if condo then good luck if want to flip

Can't guarantee to sell at SnP price as most are inflated by a lot

First thing first, get your MOT perfection (title) done first. If this mot cost is covered by developer, more so you wait untill its done before selling. Check your snp. The 2.5% stage after vp

If bought pre mco, vp soon the default mot transfer is 2-4 months upon ccc (if your developer is efficient)

be mindful on the rpgt rate that you got to pay, you don't want to be selling with a loss.

Now in the 4th year and another 7-8 months will go into 5th year.
RPGT rate will be 0% afterr another 7-8 months.

When you bought, is the MOT stamp duty and legal fee cost absorb by developer? If partof or no at all, the developer would have informed you the estimated figure

RPGT only availble if you sell higher than buy price. But nowday hardly sell in good price unless demand very high in your area.

after deduct the bank interest, agent fees (2%-3%) and some other fees, you may still suffer lose

In the good old days, upon VP the property price jumps 10-20%. Some higher. Those days are gone. However there are a few things working for you ie. inflation resulting in building costs increasing, labour costs increasing, New launches are more expensive and limited land. So like most forummers here, depends on location and supply.

Majority will drop, or remain as the price you purchase if you're lucky. Only unicorns will make you profit by flipping nowadays. Reason being everyone is just looking for new projects and not many are buying subsales, especially when dev are building denser high rise nowadays

Landed at matured area like Puchong Bandar Puteri, Bandar Kinrara, Bukit Jalil, Cheras are recording tremendous increase in subsale price.... if you have opportunity or money...better buy at least one landed in one of this area... after few years... these landed will become gem
