Looks very good it seems to me, all the boxes ticked (except not sure about the developer, any sharings?)

They are renowned for delivering quality products in early 2010s but seem to quiet down quite a bit in recent years.

Ask for the SAMM unit (Type A) as well, but they didn't sell. Maybe need to apply the same with others on the gov Selangor website.

actually the land is belong to InP Kinrara (SP Setia)... they sold two plot lands to Trinity (Elita) and Chin Hin (Avantro)... this remaining land still hold by InP Kinrara

InP Kinrara not good in high rise...can see their previous project which struggle to sell ...maybe they will sell the remaining lands in stead to develop by themselve ...

In future...can wait for Sunway...the Giant supermarket in Bandar Kinrara now is belong to Sunway...stay tune

I think I like Elita more than Flora for the location. Though Flora has better developer and overall design/quality. But outside the condo is poor road connectivity (but not as bad as everyone thinks it is). I'm living in this area.

The other (3-4) similar condos nearby don't have many pluses on my list.

I think because it is the only type that faces to LRT one. The others are either facing Petronas or Shop Lot/Golf area.

I suspected that Sunway would be developing that Giant area into something integrated, not just buying over the landlordship only. In their press release they said a bit on that.
It's a good location to develop, very central and many people pass through. But the road needs to be widened, just 2 lanes each way now

It should be East more popular bcz facing pool = facing west and partially blocked view.

The unit (Unit 11) facing North is slightly better compare to another unit facing pool (Unit 5) and a row of SAMM units.
But in future, there are probability of another highrise in front. That's why we can see Trinity market their biggest units non facing pool or North side but East which is shoplots.

Location consider good. Take it if you can accept such premium tandem parking & 40 cents maintenance fee. And incredible loud speaker.

Daily 5-times notification from the mosque diagonally opposite.
Bazaar Ramadan jam every Ramadan which causes jam on that road.

That access to this site is already congested daily morning. with few more hundreds more, it can only get worse.

the main entrance road to Bandar Kinrara is a design flaw.... not fulfill residences needs and future usages... heard SP setia going to upgrade the access within 2 years time... i think they plan to develop the commercial plot at current hockey stadium...so is make sense to upgrade the access in order to make their commercial project sellable.

in Malaysia is OK and is acceptable... unless you not Malaysian and cannot accept multi culture society

I heard, there will be an alternative road from BK5 to BK Industrial before.

I don't know the exact location. But it will ease a bit of traffic coming from BK6 to the entrance road Bandar Kinrara.

just 2.28mil not much can be done actually.... the future upgrading involve 60mil.... that consider sizeable amount to do major upgrading works instead of just widening the road only...once the main entrance upgrade done... sure the property price in Bandar Kinrara will get another upward surge

Yaa, hopefully it will happen soon.

The alternative road I think in this area. From Google Maps (update early 2023 view). Easy access to Puchong Jaya without entering the Bukit Jalil highway.

the slip road is due to open in October 2023 according to YB Ng Sze Han.
It's located next to Sierra Residency in BK 5B.

The residents in that area wanted it to be closed...

I&P and setia is sleeping on their job

SP Setia is master developer in Bk… so is their responsibility to upgrading all the infrastructure… is not just to built landed with premium price for easy money without doing any… SP Setia abit lag behind if compared with SD, EW in township planning… come on SP… is time to wake up… sometime really want to give them slap…

I&P was the original master developer took over by SP Setia (after it was taken over)

U live near, then only u will experience how domiscomfoet until u want to shift. Those nvr live near one dun really know how torture it is . From experience. U believe an owner sold a bungalow for rm400+k only due to this . Now the present owner cannot sell .At first he grabbed thinking its ok la. I also felt like this till i live near enough to be woken up daily 5am but not as near as d acquantaince who bot hungalow
