Located next to kinrara padang, giant kinrara got booth, walking distance to shops , short driving to giant with free parking , surround by padang , landed , shoplots almost unblock view, advertised cover walkway to bk5 lrt

You can see the event banner along bukit jalil highway.

I will be going there this weekends.

Didnt ask but should be sharing facilities.

And if dont want rumah selangorku same floor with your unit at block A, better choose level 21 and above, so there will be lesser unit per floor.

Yes, the shorter blocks below pet garden.

The salesperson told me directly wor.

If you check the brochure they provide, they only show the unit layout starting from type B.

You didnt notice based on the floor layout there is 1 unit type layout not shown? sweat.gif

Went to Elita Showroom when visiting Bank there. The takeout rate is quite good. Type B is almost sold out at Block A. Soon will be open for Block B.

Ask for the SAMM unit (Type A) as well, but they didn't sell. Maybe need to apply the same with others on the gov Selangor website.

actually the land is belong to InP Kinrara (SP Setia)... they sold two plot lands to Trinity (Elita) and Chin Hin (Avantro)... this remaining land still hold by InP Kinrara

InP Kinrara not good in high rise...can see their previous project which struggle to sell ...maybe they will sell the remaining lands in stead to develop by themselve ...

In future...can wait for Sunway...the Giant supermarket in Bandar Kinrara now is belong to Sunway...stay tune

Just know Giant Supermarket now belong to Sunway.

I think I like Elita more than Flora for the location. Though Flora has better developer and overall design/quality. But outside the condo is poor road connectivity (but not as bad as everyone thinks it is). I'm living in this area.

The other (3-4) similar condos nearby don't have many pluses on my list.

I suspected that Sunway would be developing that Giant area into something integrated, not just buying over the landlordship only. In their press release they said a bit on that.
It's a good location to develop, very central and many people pass through. But the road needs to be widened, just 2 lanes each way now

For me is better to left Giant Supermarket there for 10 years or moreโ€ฆ Sunway no need to rush to developer itโ€ฆ just let all the development done in Bkt Jalilโ€ฆand PJ Link connected to Bandar Kinrara.. sure the price will be double or triple up in future โ€ฆ since the land is freehold and Giant still paying rentalโ€ฆ just wait onlyโ€ฆ no rush

It should be East more popular bcz facing pool = facing west and partially blocked view.

The unit (Unit 11) facing North is slightly better compare to another unit facing pool (Unit 5) and a row of SAMM units.
But in future, there are probability of another highrise in front. That's why we can see Trinity market their biggest units non facing pool or North side but East which is shoplots.

Location consider good. Take it if you can accept such premium tandem parking & 40 cents maintenance fee. And incredible loud speaker.

I heard, there will be an alternative road from BK5 to BK Industrial before.

just 2.28mil not much can be done actually.... the future upgrading involve 60mil.... that consider sizeable amount to do major upgrading works instead of just widening the road only...once the main entrance upgrade done... sure the property price in Bandar Kinrara will get another upward surge

Yaa, hopefully it will happen soon.

The alternative road I think in this area. From Google Maps (update early 2023 view). Easy access to Puchong Jaya without entering the Bukit Jalil highway.

the slip road is due to open in October 2023 according to YB Ng Sze Han.
It's located next to Sierra Residency in BK 5B.

The residents in that area wanted it to be closed...

U believe an owner sold a bungalow for rm400+k only due to this . Now the present owner cannot sell .At first he grabbed thinking its ok la. Facilities and features all gimmicks by Trinity and probably be shut down after a few years. Almost all water feature is shut down in The Zest due to leakage and high maintenance/repair cost.

Their first air condition bus stop in front of Zest Point did not even operate with AC ever.

A friend of mine dropped by the showroom back in November, there were some decent promotions on-going back then. The more attractive one would be the developer covering progressive interest until VP, but heard it is for limited units only. Can definitely check them out again to see if there are any new freebies smile.gif

Ehhh, I visited Trinity showroom today apparently this is on Sunday 12 January 2025. Can confirm? These type like hot cakes one but Trinity some how able to give priority to reserve the unit for you

BK5 location is okay, maturing. Just problem of this project positioning, the biggest obstacle would be the huge noise from the Masjid, directly in front. The noise would be up and down regardless facing the owner choose.

Before this, the price too high to justify it's status. Not sure for the price now. Even Avantro sales rate so so.

I don't think it's still available now. I visited their showroom around Jan 5-7, and the salesperson told us they were preparing to open registration the following week. ya, Iโ€™m currently staying in a project built by this developer, and I feel that they are quite responsible and sincere. During DLP or even DLP, they were still willing to spend time and money to fix issues faced by residents. For example, due to extreme weather in recent years, there was some water splashing issue in the corridors, and the developer later installed glass windows to solve it.

During VP, some residents felt that the glass balcony railings were unsafe, and the developer responded by adding extra safety railings for whole building if owner needed. Also, due to MCO, there were stability issues with some glass panels, and they replaced all the glass panels for the entire building.

Of course, like any high-rise, there are still some issues faced by individual units, but overall, the workmanship is much better compared to other condos in the same area handed over around the same timeโ€”even contractors have praised it.

If they have a project that suits my needs, I would still consider buying from them. thumbup.gif

Is this pet friendly project?
The official website does not advertise it as a pet friendly project.
However, read from other sites like MET Property and KL property, they state it is pet friendly.
A little bit confused here.

As long ur pet nvr disrupt the neighbours and file complaint, should be fine. If not, even pet friendly condo, JMB/MC can take action if damn noisy. Heck JMB/MC can modify house rule on this matter.โ€‹

Ultimately, rules by local council can overrides those set by the condo management.โ€‹

If I'm not mistaken, the SP Setia bought the land. Not sure what kind of development, most likely high density residential.

from my understanding is either applicant rejected or kena reject, unit release back or left is bumi unit oni. some walk in to buy samm but chose open market units. u need to let us know ur situation
