Any thought on the "The Wyn Residences", Puchong by IOI? Not sure if the location is on the mining land though...

Looks like not under IOI development. Location quite good, beside IOI Mall & Puchong Jaya LRT station. And very easy access to LDP & KESAS highways. Good for own stay or investment..can consider rclxms.gif . This website provide more info...

How would l drive from this site to Pucong 101 mall?

Do l need to enter LDP and drive towards the toll but take "an underpass" Uturn (that connects the Kasas) and join back LDP then take another "above ground" Uturn beside the Binari Kolej/Uni?? [The route is super ultra jam during peak hours]

Is there any internal road/route from the site to the mall that skips all the hassle spelt above???

It's actually an initiate by govt. to give buyers to live a lifestyle with mid-high tier condo facilities and environment. I've read on an article about this. Maybe you can look into that article too. Yes per sqft is almost same. But as you said willing buyer willing seller. I've got one too. Easy to flip later as entry price lower. But have to get a good loc samm.

thats why type A with low salary type

Now 400 sq ft studio also selling as rumah selangorku

This samm is not like ordinary rumah selangorku or rumawip type. It's a full fledge condo facilities and materials give almost same with normal unit. Still under construction. Damansara area. But can't rent for 5 years. They stricter compared to rumawip

Kena tangkap gg liao. I bought as ownstay. I don't see it as liability at all. I need a weekday home. Why on Earth I would want to buy a half million house just for weekday house. Lol.
All I need a house for small family, good facility condo and near to office and places we like. Btw my unit is 620sqft. Not many samm offer bigger size. Kena cari.

For car, there is a road & roundabout connected to IOI Mall & LRT station. If by walking, I think within 2-5 minutes range. You can text the agent from this website for more details. I just texted her for the info.

Definitely a mining land. Or at least a huge part of it is. I lived in Puchong since 1992 and that whole area was a mining area. The exact location may not be a leftover mining pool but it’s likely to be at least next to a huge one.

If you look at google maps, there's many (and some are huge) in Puchong.

I guess the general fear is that the soil will still move over time. Case in point are like my uncle’s unit that came home to cracked walls and floor tiles three times over 10 years or so. It’s more of a hassle to fix than anything else. When it happened the first time, they took the chance to Reno but after that, it’s just a pain. Other than that, all is well.

Never thought of that aspect, just assumed that mining pools that are left like that won't lead to soil erosion, because no soil is manually disturbed nor land reclaimed,
but soil movement is a valid concern.

These days there are many so-called lakeside condos, so the risk is there and real.

Checked out the spot cause its next to Puchong Legenda landed.

Pros: Super good location - Next to LRT & IOI mall - walkable to the Setiawalk side (i think?)

Cons: seems quite dense Not sure how they're gonna manage car traffic flow. There's a small roundabout outside which I'm not sure if is enough since PL residences will also use that exit.

Maybe developer is banking on people not driving..

Went to their sales gallery today and check their offering.

Was asking about their land and foundation being puchong lake and mining history.

They show us a report done by their land surveyor and soil assessment impact, that this particular ground is not reclaimed land but a natural solid ground which can build up to 60 floor towers.

Anyone else know more of such?

For my 2 cent the important is the rental yield and occupacy rate. but this location quite well, just beside the IOI mall, Compare with Setia Walk, this location is the Best Location in Puchong...

As Puchong the more People visit is IOI Mall and Opposite the shop lot.

I Estimated Rental for 700 sqft will be 1800 like that, because i search Setial walk 1000 sqft rental only 1700 to 1800 with Partial Furnish.

So base on selling price 450k for 700 sqft and rental 1800, the rental yield is estimated 4.8% Only...
