this is elmina 8 i think. its quite far. deeper into denai alam area. very green though. one of my client is nearby there.

i dont know. maybe i got used to stay in remotely nearby town area. so just no for me.

tbf, Places like Klang, Cheras, Happy Garden, OUG, Kuchai and Klang Lama, Pandan Indah, Selayang, Gombak, Ampang, Puchoeng still can get below 1 mil. Some even below 500k for really small and shit condition houses.
