I&P once owned this land, which they later sold to Chin Hin.

Actually, this project ticks lots of boxes.
Location,freehold,TOD,close to commercials,banks,schools, golf, etc.
The nearest competitors are 8 and 10 Kinrara, and both are low density projects, and I remember the 10 Kinrara sales were incredibly poor. I&P eventually sold it off at a 20% discount! As for the rental part it doesn't look all that exciting too and I wonder why.

By the way, this project also comes with affordable units because it falls under the Selangor address.
Lets wait and see how Chin Hin sets the price.

How do we get info on which land sold by which company to which company?

Agree with you on the positive points, just next to Giant and LRT station, plus freehold.

Am not sure about the reputation of the developer though. Why did I&P sell off the land instead of developing it themselves?

Not really, since this beside Ten kinrara land is bought by Chin Hin group.

That 1 next to Petronas is belong to another developer.
But since that's haven't even clearing the land, I'm assuming it's not launching soon....?

For starer or young couple... actually this unit not bad...having say that 270k unit smack in a premium development cant complaint anymore.

I wonder why this is under Boon Koon Commercial and not Chin Hin. There are no other projects by Boon Koon and they do marketing and selling of reconditioned, rebuild, used and new commercial vehicle and other related services.

Land size I think is about 3 acres.
Looks like commercial title.
Very near Ten Kinrara and 8 Kinrara. Can see their performance to gauge this.

Been searching for local council approval under chin hin but didn't turn out anything.

Based on CH annual report 2022, BK Commercial is a 70% owned subsidiary.
Base on the comment above, I believe the land owner is BK and this is likely a JV between both. SPA likely signed with BK to facilitate title transfer at later stage.

Please note CH itself started as a hardware shop in the 70s and move on to building materials supplier in 2008. Listed on bursa in 2016. Venture into property development fairly recent with possibly 3 completed project as reference. Mostly undertaking boutique development via acquisition of company with plot of land.

Study developer background, know their history and the people / management team. Do your DD ....ya

Location wise on a micro level, 100%, personally anyway. I live nearby so I'm quite familiar with the ins and outs of daily traffic. But not sure about the design, layout and other selling points.

Jalan Kinrara 1 (a.k.a army camp road for locals) is just ... bad. One lane both ways, plus around 10 speed bumps (recently added 2 more near the school). Weekend is fine, but peak hour, not fun. If you're coming out from Jalan Mas to Jalan Kinrara 1 trying to turn right, well good luck. And this is all before Vierra and Ayanna, so I can't even imagine after.

The other exit from Jalan Mas 3 to Jalan Puchong Mesra 2 not as congested but can be irrelevant depending on your destination. The shops around the Plaza Puchong area along Jalan Puchong Mesra (landmark being OldTown White Coffee) can be a bit dodgy, especially at night. Taman Kinrara commercial area also has a very different vibe from the BK5 area, even though on the map they are only 2km apart.


Yeah I suppose the layout is larger, but not my main priority at the moment.

Thanks for insider sharing, good to hear from someone local.
Sounds like those who are used to the area won't have an issue, but those not familiar may not find it pleasant to get out to the main road nor surroundings.

If you're coming out from Jalan Mas to Jalan Kinrara 1 trying to turn right, well good luck. And this is all before Vierra and Ayanna, so I can't even imagine after.

The other exit from Jalan Mas 3 to Jalan Puchong Mesra 2 not as congested but can be irrelevant depending on your destination. The shops around the Plaza Puchong area along Jalan Puchong Mesra (landmark being OldTown White Coffee) can be a bit dodgy, especially at night. Taman Kinrara commercial area also has a very different vibe from the BK5 area, even though on the map they are only 2km apart.
Yeah I suppose the layout is larger, but not my main priority at the moment.

Haha, personally I think, can be good can be bad.

If buy into Avantro, the purchasers may feel the confidence level is dropped if the buyers spillover to Ayanna since they also need to compete with Elita, which is very similar development.

Danau so far looks nice but that location very subjective for highrise and most probably more ppl will look into BK bcz nearer to KL and Bukit Jalil. They are better than their direct competitor, Wyn (too high denses with RSKU). Flora still has upper hand and will attract the buyers who spill in btw Puchong / Bkt Jalil location.

If Avantro really RM 550 psf, then the price is really good because BK5 commercial now consider well developed and busy over the last 5 years.

But I don't think it will drag down the subsales prices of 8 & 10 Kinrara bcz their prices already adjusted while most of their buyers were I&P supporters and solid. But definitely will impact the price remains to be stagnant.

Elite selling average 650psf… won’t think this project will be cheaper than Elita.. maybe different in layout design and freebies to be given… for Danau.. location is not bad also… only is leasehold and some units can see HTC… the price will be slightly cheaper than Kinrara projects

This is TOD project. 180 meters only to LRT Bandar Kinrara.

Freehold. Near bank, Big Giant Kinrara for groceries, Family Mart, School and a lot of eateries.

Let's look at nearby projects (full disclaimer, mostly hot takes):

- Trinity Elita - similar, but slightly further from LRT station. The choice between the two would be just the design or facilities etc (pet friendly, anyone?)
- Vierra - rumawip, cheap, but Jalan Mas can get quite congested, alternate exit towards Jalan Puchong Mesra 2 a bit dodgy IMO
- Ayanna (also Chin Hin) - similar location to Vierra, so personally not interested. It's supposedly more luxurious ... so I guess if you don't leave the house much that might be suitable for you.
- Sunway Flora - head east, congestion due to high dense PPR; head west, back to Jalan Mas congestion. No commercial activities within walking distance (except for one mamak, or was there also commercial stuff within the condo?). Factory area, so roads leading to home not the best. However, a friend that visited really liked the project, apparently also low maintenance cost due to some green design.
- Wyn - mining land I think? Leasehold? Weird location coz turn out then LDP-Bandar Sunway toll already. Saw a lot of FB ads that don't specify project name, so feels a bit weird to me. Apparently also very close to IOI Mall but I don't care for that so ... next.
- Danau YTL - hmm immediately outside of the condo is commercial area with a bunch of car workshops. Turns out to LDP, potentially quite congested during peak hours?

Now for Avantro - walk down there are cha sat, mamak, some banking, pharmacies, grocers. But at the same time not that congested during the weekends because it's not like Puchong Jaya - IOI boulevard area. No empty land adjacent to it, but got Ten Kinrara beside la. Can access Sunway Pyramid when you head west, Pavilion Bukit Jalil (even KL Wellness City in the future?) when you head east, Mid Valley if you head northeast via OKR, PJ old town if you head north. Down side is you don't get a long stretch of road with a lot of trees and a calm, serene feel on your drive back home.

Kinda like Megah Rise, micro location wise?

Let's look at nearby projects (full disclaimer, mostly hot takes):

- Trinity Elita - similar, but slightly further from LRT station. The choice between the two would be just the design or facilities etc (pet friendly, anyone?)

- Wyn - mining land I think? Leasehold? Weird location coz turn out then LDP-Bandar Sunway toll already. Saw a lot of FB ads that don't specify project name, so feels a bit weird to me. Apparently also very close to IOI Mall but I don't care for that so ... next.
- Danau YTL - hmm immediately outside of the condo is commercial area with a bunch of car workshops. Turns out to LDP, potentially quite congested during peak hours?

Now for Avantro - walk down there are cha sat, mamak, some banking, pharmacies, grocers. But at the same time not that congested during the weekends because it's not like Puchong Jaya - IOI boulevard area. No empty land adjacent to it, but got Ten Kinrara beside la. Can access Sunway Pyramid when you head west, Pavilion Bukit Jalil (even KL Wellness City in the future?) when you head east, Mid Valley if you head northeast via OKR, PJ old town if you head north. Down side is you don't get a long stretch of road with a lot of trees and a calm, serene feel on your drive back home.

Kinda like Megah Rise, micro location wise?

Kinrara side more like complete cormercial area with supermarket, f&b , school. You can get all your basic need.

Downside is ingress and egress, if they build more flyover and u-turn to skip all the traffic light, it will be much more convenient if u want to move out from that area, esp lunch time and school time, and after work, if they solve that, it will be a very wangi location

although i not familiar with this project, but from the comments seen is a good deal. basically there's a lot of enhancement yet for this project and important thing is surrounding still has much more potential to develop much better

BK5 is quite mature IMO, folks have been staying here for 20+ years? Further in there's also more atas and rare landed properties, some money can't even buy because it's by ballot. These folks then also will get their stuff done around the mini commercial area surrounding Avantro. Investment can't say for sure, you'll have to do your own research on rental rates, etc. I just really like the location.

Staying at nearby 8kinrara now, without this development also super jam to get in and out of the area to the BJ highway in the morning and evening...good luck to those buying this when it's all built up.. 😁

Ps: checkout the area on Tuesday evening when pasar malam is running and also whole month of Ramadan bazaar..

Jalan Mas also jam with 12++ speed bumps already, imagine Vierra + Ayanna + Flora built up

I was told that SAMM will only be officially launched late this year. The reservation form was specifically titled "LETTER OF EXPRESSION OF INTEREST" only. I suppose one would have to also get approval from selangorku / lphs since it's under RSKU? Might not meet their criteria so who knows ...

Passby this project everyday cz working there
Location wise is really good,
surrounding is a rather matured shoplot township with KPJ Hospital, Giant, Pos Office, Maybank, Kopitiamss zapfan, mini marts, family mart, dental clinic, J&T...
All very short walking distances (less than 200m)
Foresee it to be a good investment project
Can rent out to office workers/ IMU students / make it as Airbnb for concerts at BJ stadium

But the jam there is a serious problem especially during lunch time and yes - ramadan month. A lot cars double park at roadside and block the way.
Not sure about night time though

Anyway, still need to have a look at the layout + showroom first.
I hv registered my interest on the website today and the agent told me that this project estimated to be launched at the end of August.
Showroom will be at The Earth Bukit Jalil.

Dont forget about the yearly pasar Ramadan too.
Daily use with the one lane each road, it will take long time to pass the traffic light to go to OKR or Puchong via the Bukit Jalil highway.

Oh man, I can already imagine the traffic condition during the peak hours. Its only single lane two way road. Imagine residents parking at the roadside. Gonna be a shitshow. Like PPR flats eh.

Don't believe the developers/agents saying they will widen the road. The only thing they will probably widen is the entrance and exit of the condo and they wont allow anyone to park at entrance anyway. You can get parking at the nearby shoplots at night probably.

About the pasar malam's, others have explained it.

Basically its a wonderful area with good amenities if you exclusively use public transport for travel or intend to rent to people like that. Otherwise. be prepared to leave your house before 6.30 am. All the exit roads will get clogged up around this time during workdays.

Just a thought from a nearby resident who frequents there.

Hope when the projects are done, more f&b, banks, convenience store and varieties of shops will open an outlet/branch at the surrounding shop lot also!

@RitzyHoke, sorry maybe hijack this thread to seeking your advice with the surrounding... Does the waste smell across the Puchong MAS still a major issue there? I'm not familiar with Kinrara, and i purposely visited the site over the weekend, i don't get any sort of weird smelling or felt any stench while stood in front of the actual site of Ayanna Construction Site about 5mins;

Understood but Avantro wasn't my idea type reason being size, as I'm looking for an upgrade from my existing 1162 sqft condo.. to 1388 sqft which definitely give us more room space. Only concerns was the site as there's history about the contaminated illegal dump site at the Ayanna Construction Site.

Upgrade to landed property if you got the budget.
Do some research via iProperty and you may get something in the Bandar Kinrara or Puncak Jalil neighbourhood.

The question is that as for the facilities that are on the ground (e.g. interactive stream, water feature), how close would they be connected to what's below ground that's been historically there.

Some interesting input upon chatting with a site engineer while i was lingering around the site this morning (post visisting Trinity).
The "individual" informed they've not found any chemical waste under the ground/soil but was advised by their architect where they're refilling the entire land with new soil (reasoned being the existing soil is not good for piling and new soil will ease the workload, and increased the sustainability)

From the pic you can tell there's truck moving out the old rubbish, and heavy loader truck is filling up the new soil.. also was told as soon the rubbish/waste remove completely with new soil the stench will get rid with it. TBHm i wasn't quite convinced nor i understand how the construction works but seem quite reasonable how he explained to me.. I took the picture while before i left and i can tell the smell is quite aweful if you step into the site (which i did biggrin.gif )

How come the smelly waste rubbish was not totally removed until now? It's been years. And how deep do they need to dig and replace in order to remove all the undergroud waste?

31st August I teman my friend he book a unit already with agent there. I just waiting to be confirm I got get rumah Selangorku as it over booked 208 unit 70% Bumi 30% Non Bumi 170 Chinese book so lucky draw only for 145 Units. No need to find you already haha.

I know also no friend to see already that time got ppl visit show room ma when launching. SAMM already know all the details need to settle overbooked issue. My friend got an agent that handle Avantro so he intro me to get SAMM unit.

no need balloting for this project... 40% allocate for bumi.... so even cannot get the unit at early launch.... then just wait for release of bumi units

Note: For Bandar Kinrara... normally the projects are 50% reserved for bumi...

Even CH sales people also cannot confirmed how to secure the unit … the unit you choose through third party actually is not a right procedure … there will be another round of screening to filter eligible buyers before balloting …

My friend today he pay a booking fee for a normal unit already. So since he help his little bro also got buy a unit SAMM unit he also help me lock a unit from the showroom directly for me to he know the insider. He also work in this property field. Oh well.

Almost signed for this project but I backed out last minute because my family got other plans.

To me this project is quite good especially the micro location and the layout I quite like also. When I went to showroom they also have fully furnished package. Only cons I see is the traffic going out to Bukit Jalil Highway and maybe a bit far from KL.

Really think it's a good project for young families and singles. Wondering why it's not very popular. Kinrara name really that bad?

My case is different, those agents asked me not to consider Avantro because of the developer delayed the VP of 8th & Stellar. Soon later, I saw a video about it on Youtube and I do agree with you that the design/layout really not bad.

Hi all, hope I can post my question and get some advices from the experts here.

I am looking for a pet friendly property with budget ~650k (preferable size 800-100 sqft) for own stay.
I am working in Cyberjaya but I only go to office twice per week.

I have visited few projects:
1. Damansara central park (EXSIM projects)
2. Amaya Residence @ Bandar Sri Damansara
3. Luminar Residence @ Federal Avenue by BRDB
4. Alira, Amika, Southplace 2 @ Tropicana Metropark
5. Avantro

From the projects above, Luminar Residence and Avantro are my final choices and I am now in dilemma which one to choose.

For Avantro, everything is perfect (location, price range, layout size, lots of eateries) except I read many bad feedbacks about Chin Hin workmanship.
For Luminar Residence, the developer is good but that area is really quiet. The project is estimated to complete in Q4 2029, it is kinda long to me. There are many unknown future developments in the area too.

From the projects above, Luminar Residence and Avantro are my final choices and I am now in dilemma which one to choose.

For Avantro, everything is perfect (location, price range, layout size, lots of eateries) except I read many bad feedbacks about Chin Hin workmanship.
For Luminar Residence, the developer is good but that area is really quiet. The project is estimated to complete in Q4 2029, it is kinda long to me. There are many unknown future developments in the area too.

maybe you can check Rainforest by Trinity... very near to Avantro... Trinity workmanship seems better than CH...

Which SA ? Avantro's are external SAs whilst Rainfora only have in-house sales team. If anybody other than Rainfora's staff telling you that its too expensive for you, then they are just lying to you so you could buy their project.

We visited Avantro, Rainfora, Ren Residence and Exim's project around this area. Exim is mostly sold out and also the most expensive, the rest are about the same range. We went with Rainfora.

I already registered my interest through Trinity Rainfora website.

May I ask why you chose Rainfore over Avantro?

Good question. Let me recall back.

I guess, this is for own stay. So the layout of Rainfora for us, is superior to Avantro, especially the kitchen/yard area. We have 2 young children if that matters.

And I think we also have a better impression of Trinity. We are actually renting in The Zest now, another Trinity project from way back when. Maybe this boils down to good management of the property, but we don't have much to complain here. We actually wanted to buy the unit we are staying in but the owner is not selling and actually we don't have that much free cash tongue.gif

And considering Trinity's recent projects like Pentamont, we feel Trinity could deliver a better home for us. And hearing from others, Chin Hin can be hit-or-miss. Not swayed by their Signature cabinets and appliances XD

Maintenance is the cheapest around the projects we've seen @ RM0.28 / sf, if not mistaken.

They are confident enough that they give 3 year defects liability period, 10 years roof leak warrant and 5 years tiles pop-up warranty, which just gives us more comfort.

When we saw the remaining units of the type we wanted in Avantro, the view isn't great. Either its not the direction we wanted or the view is blocked by neighboring condos.

Some cons is that Rainfora is closer to the masjid, so there are some noise concerns. But (1) we won't be home much during weekdays anyways (2) they are giving double glazed windows which is supposed to help with noise pollution (3) we are in Malaysia, I feel we are used to it + the Zest is also somewhat close to a surau in the PPR area close by so i'm telling myself we can accept it. Lol.

These are some of things I can think of. Will add more if I recall anything. Also realised this is an Avantro thread, if not appropriate do delete / PM me.

Thank you so much.
I really like the location and struggled if I should go with Avantro, but you know, there are many bad reviews of CH past projects, so it held me back to place a booking.

If its pet-friendly, I'm avoiding it.

Can't stand people with their pets being allowed to roam all over the place, and the pool as well.

There is also the possibility of pet poo + urine being left un-cleared by irresponsible owners.

Pets are PEST spelt differently... it all depends on the House Rules which can change in any AGM/EGM resolution
