Very easy

Set your goal

Own stay or investment oriented?

Whats ur safety net? Any safety margin?

BIg 1200 sqft can rent whole unit or if no tenant then break into small unit rent to cover

Next is u research how much is the rent for the medium cost n condo in 1km

Ur pricing for rental surely wont lose to medium cost n likely wont be higher than the luxury condo

Do own DD

My goal is purely rental so leasehold not a big problem to me

N see in the near future what mega proect nearby

There is Kl wellness city so massive medical center there

Nearby also gov got big lands which has been proposed for mega gov project

Also do own DD as I lazy to search back those articles

You get what you pay for la. If this one looks like a luxury condo, then the new Exsim project down the road selling at double the price can close shop already.

I think it is, but I am sure at the end of the day, they will still sell well because Exsim got some die hard fans and some very gung ho agents.

My point is this project is priced at 380k because the facade looks like an apartment and it is not really within walking distance to LRT and Pavillion BJ. Cannot expect similar facade and facilities like Exsim condo.

No doubt Exsim is good, but maybe the low price for this project will have better appreciation since it's close proximity to KLWC. For the distance wise, to be fair it is in the mid point of pav2 and LRT Alam Sutera.

I think he got confused with the Residensi Aman Jalil behind. That one high density with >200 units per acre.

If this project 580 units over 10 acres also consider high density, then cannot find any other low density project in Bukit Jalil anymore.
