Hi All,

Not sure anyone willing to share their detailed floor plan for Bukit Serdang 5/3 area?

I have recently bought a landed property there.
Would like to apply for renovation approval but there is no floor plan from the previous owner.

Have tried to called MPSJ and they told me that they do not have any record for the plan and developer sad sad.gif .
I have also googled but there is no information on who is the developer.

Appreciate if any member around the area mind to share information on developer or the floor plan with me ?

Ask around your new neighbours. Those first owners should have the info.

i think that house aged 30 years or above, owner hardly have floor plan on hand

Yes, the house is old community. They are not G&G as well.
And my neighbor bought it from previous owner so do not have the floor plan.
Tried to get help from my lawyer but they could not help too.
That is why it is making the search so difficult. sad.gif

if you can't find the original architecture sales and purchase drawings since it is an old house,
you need to hire a draftsman or an architect to do measured drawings.. or as- built drawings...
once completed the as- built drawings then you do proper submission renovation drawings
to MPSJ....

Oh, one issue if buying a subsale landed house is when the previous owner doing illegal exterior renovation that
may exceed the building setback line....which will be troublesome when you want to apply for a proper new renovation extension
works...if changes on the interior of a house is still passable... as long not affecting the building façade/ outlook

Good day mate

Pricing depends on which type of house you purchased

A) terrace , semi-d , bungalow ?
B) single or double / triple storey house
C) purpose idea of extension - only on ground floor ? Or both upper floor as well …. If only ground floor does not required structure engineer P.E endorsement complete with structure design , and structure design calculation and reports .. which basically will add additional cost .
D) if got original plan / S&P plan - we could just scan and trace it - reduce of pricing compared to go and do measured drawings.
E) got CF cert with you ? If don’t have … then need to do cf search at majlis / council … if no result from them, then have to write a declaration and proceed with the commissioner of oath … got sometimes need to go to court / mahkamah kecil to declare in front of the judge … depends on situation…
F) got original land grant with you ? If not need to go to pejabat tanah (land office ) and search for the house land grant

All these needed to do submission… so if you got all these , then pricing would be cheaper ….if not …. Just standby ranging 5.5-7K
( not including payment directly to council ya ) example
1) payment of processing plan
2) payment of rental row2 bin from their panel ( few trips only)
3) deposit payment ( WAng cagaran )

All in standby 9-10k …..

This is the proper way… got short cut way which I don’t ethically advise…

Oh if you want to know why ethically not advisable ??? It’s 50/50 chance you can get away with lower fee charge and hopefully your neighbours don’t ask much or the council officer don’t do much patrolling at your area….
If so you are safe …. Well , if not …. You just standby a big cheque book….

street, drainage and building act 1974 (act 133) mostly under all council /majlis
Stated that
A) any illegal renovation or alteration of building without proper council approval
Fine/penalty : rm 12,500.00 Or 10x the process fee plan
B) section 70 (13) - start work / renovation / alteration without approval or renovation that is not according to the approval plan or ignoring the council /majlis instruction or writen instruction.
Fine/penalty : rm 25,000.00

Excluding site measurement only Drafting - 1.5 weeks if purely architecture drawings .. if required structure need to wait since the structure Engr need to overlap drawings taken from architecture drawings: add another 1 - 1.5week…

Once complete and if everything comply to the officer requirements then they will process 14days - 30days (working days) …. But normally always got some comments from the officer .. depending on which officer .. some of them can be reasonable , some don’t and insist to follow his/her comments…. Normally what we do is print draft copy and set an apointment with the officer for his/her initial comments… reduce the time for drawing amendments…

Total about 1.5month- 2 month

Does any know if i can start reno without mpsj approval first or can i do concurrently? I am planning to renovate inside and outside but no extension works.
To get this first stage approval take around 2mths, and ccc after reno.
