For investment mainly. Might consider own stay in about 10-20 years depending on my living requirements by then.

The feedback I get is to generally go for Elmina over Setia Alam as well. But the entry price for Elmina seems pretty steep at almost 1mil for Elmina Green 6?

Tekali a bit too deep in the area, and near htc

Sierra 16 does not have many exit points to highway, peak hour may have to queue to get out/in

I think as long as can cover monthly installments, go for it.
Since you're looking for capital appreciation, your aim is not to quickly settle your loans to save on interest. Even if you pay off all your loans, the value won't appreciate much and in fact will reduce due to inflation
