most shops are closed down.

escalators not working.

stray cats learking around.

place looks run down.

looks like 5 years ago, many people went to visit. But nowadays the whole place is dead.

any place which have bar and drinking place sure close down once it's old if it's strata title sold to owners (non-dev unit).

those successful ones are those dev own shops but rent to tenant.

I'm always doubtful of mixed development properties where a condo is built above a commercial center like malls.

Mainly because if the mall fails, which is often, you'll be stuck with a property that looks like an abandoned project. Because the face of the property is the mall.

I would rather a standalone condo project, but is nearby a commercial area.

Really not much successful story, Setia Walk used to be a good example, used to be super busy place, now like abandoned building.

So far I think only Publika quite successful?

I meant the condo shouldn't be associated with the commercial area. It should be its own standalone development. Merit should be its value based on location, convenience and market price.

When a condo is built above a commercial mall, the face of the condo is the mall. It doesn't matter if it looks fantastic inside the condo compound when the entire outlook of the property look like a ghetto when the mall fails. Thus when buying a condo with a mall attached, the premium is partly because of the mall as well. If the mall fails, then your premium goes with it. In other words, the valuation of your condo solely depends on the success of the mall.

Malls need a certain population/visitors to keep it running successfully. It cannot sustain itself just from the condo population itself. And when shops inside malls fail, it has a cascading effect. No one wants to visit a dying mall, and leftover shops inside has less incentive to stay open. Thus once a mall starts dying, it will fail quickly if nothing is done to attract more shoppers and retailers.

Reason why very simple la ...... the place full of gangster fighting over everything, from protection fee to girl ... any decent ppl with no gang background wouldn't wanna rent the place for business. And most people won't wanna stay in place infested by gangster activity.

Not me simply accuse one, news paper last time already post, no belib check back.

Tell me about it. So many abandon looking mixed devs around KL and people still don’t learn their lesson.

Who the heck wants to go to a 2-floor mall with a few shops when just 5 minutes away, you can go to a proper mall with cinema and other stuffs. End up, the mall is being used by its own condo residents to buy small grocery items. So the rest of the shops forced to shut down.

Not dying anytime soon, Uncle Don just opened a new outlet at ground floor, and also Yong Lam Bar, a restaurant cum bar selling Lamb Pots at 1st floor,
but agreed that the management needs to do alot more.

It's the fate of commercial lots units owned by individual shops owners.

When their unit is vacant, they won't pay maintenance fee so management has no money to do maintenance of the surrounding, broken things never get fixed.

Same fate with Endah Parade @sri petaling

unless a developer take over the place and manage all the units, it can revive.

Currently Pearl Point @old klang road is reviving.

most bars are dead now (probably becoz of covid)... even those cheapo thai/indon restaurant closed down already. family mart also gone.

Just the upper floor is quite dead, same problem occured. Upper floor shoplots (previously the Popular Bookstore side) is belong to different owner, meanwhile hotel side (Starbucks and the current McD) shoplot is another owner.

Upper floor got quite a lot of problem in management, you see escalator rosak tak mau repair, no aircond etc.

Now hotel owner takes over the whole mall management so we can see good changes coming.

I think the Management of Pearl Point did a lot to upgrade the mall into something proper and attractive neighbourhood mall

Hmm, I didn't know the mall was "owned" by separate ppl. Yeah the upper floors were shit bad - the only reason I went up was either for the Popular Bookstore, or the Sports Planet. Other than that, it was eerie like fuck.

Then there was the Econsave downstairs.... making it look like a low class mall. And not forgetting the shops at B1.... very 90's style punya.

They kinda did. Pearl Suria was a good addition, with Jaya Grocer and Paradise Dynasty coming in, making it more vibrant. Now since Jaya Grocer has gone to the old wing, I wonder what replaces that area? (Hopefully its Coffee Bean).
