 Buying subsale via unlicensed agent

hihi, been looking at subsale houses in a particular area that me and my gf are interested. However, looking at the agents in iproperty and propertyguru, when I look up at LPPEH, it's either they are not registered at all or expired 12/2022.

Should i continue to approach them (it's illegal to deal with unlicensed agent right?) or ... just meet them to see the house, and if we are satisfied with the house, we ask the company to get the licensed agent before going through all the booking form, SPA etc. procedure?

You have your own lawyer or planning to go through the agent.

If relying on the agent be careful, anything they pusing you wont be able to protect yourself.

If got your own lawyer then talk over with lawyer, if they okay then can proceed.

and another questions is I saw Probationary Estate Agent (PEA) selling properties at edgeprop, i think i know the differences between REA and REN, can i approach REA/PEA in buying subsale houses?

We will be looking for a lawyer before going through the booking forms etc.

All registeted REN, PEA, RE, VE and PM with LPPEH are given until 31.03 yearly to renew their yearly licence expiring in Dec.

If the REN is long in the industry and attached o a registered agency, unlikely he is illegal. If you are worried, seek a lawyer to deal with the REN on your behalf.

REN .... Real Estate Negotiator .... aka salesman
PEA ..... Probationary Estate Agent ... pass exam but not granted licence to practise by lppeh. One level higher than REN and lower than REA.
REA ... Registered Estate Agent ... aka boss of the agency and a licence holder issued by lppeh.
VE .... Registered Valuer and Estate Agent .... aka boss
PM .... Registered Propety Manager ...aka boss.

Earnest deposit is paid directly to the agency. So it should be fine as long as you don't pay any cash to the agents and get your lawyer to look at the booking form before signing it. Happy house hunting!
