 Buying subsale via unlicensed agent

hihi, been looking at subsale houses in a particular area that me and my gf are interested. However, looking at the agents in iproperty and propertyguru, when I look up at LPPEH, it's either they are not registered at all or expired 12/2022.

Should i continue to approach them (it's illegal to deal with unlicensed agent right?) or ... just meet them to see the house, and if we are satisfied with the house, we ask the company to get the licensed agent before going through all the booking form, SPA etc. procedure?

and another questions is I saw Probationary Estate Agent (PEA) selling properties at edgeprop, i think i know the differences between REA and REN, can i approach REA/PEA in buying subsale houses?
