I’m buying for own stay. But yeah kinda make me think twice about the SJCC, do most people in this area renting?
I think it’s quite ideal for both own stay and investments. Just that tenants who really take public transport to travel to work and around during the weekends would prefer apartments near Aeon Big…adjacent to Lot15 as the walking distance to LRT station is still acceptable generally for Malaysian.
The rental rates are quite promising for the time being….

Generally speaking, the psf are not rly so cheap nor expensive. It’s just average for todays context.
For individuals who were bought up, study & live in SJ…they would love to pay extra more for the sense of familiarity and community as compared to areas they’re less familiar too eg Cheras.
Ppl who stay in Cheras would love to stay in Cheras…they value it over SJ and vice Versa. Same goes to residents in PJ.

This is also how I perceive the value. I'm pretty much have no choice in terms of location other than Shah Alam / SJCC area. I prefer a newly launch for cashflow constraint (otherwise need to come up with the down-payment) and a low dense is plus point. Also prime location with a reputable developer.

It’s great to buy from master developer. At least the psf for the following phase is going to be higher and never lower to protect their loyal customers in the past phases.
Low dense is def a plus point when many development nowadays hit easily average of 800-1000 units. foresee that low dense development going to be gem in the years to come when both construction and land cost is increasing tremendously that makes no sense for developer to sell low dense anymore unless their target group are the high ends and expats. But if then, I guess sales wouldn’t be that great as many high end development in the country is facing severe overhang.

I thought last time I checked developer website it said sold out, now I check they say got 20 last units
