Q&A landlord does not want to buy fire insurance, rental tenancy

My landlord does not want to buy fire insurance for his shop that i am going to rent. He said he already finish paying the installments of the shop so he doesnt want to pay any more for fire insurance. He ask me to get my own fire insurance to protect the property and my belongings in the shop if i want. Can he do that?

Etiqa got fire insurance for tenant. means if u renting shop or house, u can insure ur belonging if there's fire. it does not cover the building, just cover for belongings only. so if the house/shop u rent don't have fire insurance, u as tenant can still insure ur belonging.

to protect the property - NO & no need since it doesn't belong to u
to protect your belonging - yes.

Yes he can if there's no compulsion in the tenancy contract for landlord to insure his property.

yes, i already have my own insurance to cover my belongings. landlord said if there is fire then i can just terminate this tenancy, so no need for fire insurance on the property. cry.gif

You dont have to buy fire insurance to protect the prop but you can buy insurance to protect your belongings.

Cause fire insurance is to claim back money of cost of rebuilding the property since not yours so why bother?

Even if the owner buy the insurance it wont protect your belongings anyway.

As tenant you are required to buy fire insurance for your own belongings ie: renovations, stock, equipment.

Landlord is only responsible for building, now he can choose to buy or not buy, if fire happens building gone he rugi la. If you already bought for your things you’ll be covered.

Landlord don't have insurance....
Fire happen, building gone,
Ts got insurance to claim,
But landlord want ts as renter pay some of the damage....

Also don't forget to add business interruption insurance with your fire policy, to cover for loss of potential sales and profit.

When my shoplots are untenanted for foreseeably a year or more, then I buy insurance for it.

When it's tenanted, I will still insure it (property only) but tenant's belongings gotta settle themselves.

during claim , insurance ask proof of item inside , example do you have receipt for the items your purchased ?
