The former is rare the latter is normal though see less these days because younger couples prefer rent

There's no exact age, buy when you have the capability to pay, if you wish to rent make sure you got holding power. For example if there's no tenant you can still able to pay the monthly commitment.

I bought my first house when i was 24, then bought my second house this year when i was 31. 1st house i rent it out, 2nd house buy for my mum to stay.

The best property is that you can stay, sell, and rent, some new project property you can rent but the rental is very low, and some can't even cover the monthly commitment.

Now i'm staying at Glenmarie nearer to workplace, rent a house is more flexible as it allow you to stay nearer to your workplace.

BTW if you wish to buy you may consider to rent the other room, my friend did this, so he can get income to cover the monthly commitment.

Once he get married he ended the contract and stay with his wife and family.

ETF also about timing. U buy in 2019 until now, still got 7-8 % PA meh. U probably losing or breakeven

Just checked S&P500 up 57% since 2019 until today. LoL sorry don't have 7-8% it's 20% per year.

Btw u shouldn't see ETF return at short term like that. House also can drop price in short term. S&P500 average 7-8% for the past few decades lol

Pretty much. Pipu forgot that unlike old days changing job frequently is a thing now. Old time parents loyal to a company can get pay rise and promotion. Nowadays most sht companies think easy to replace employees so end up employees have to change job to get the increment.

When u thinking of buying, u also need to look at where u be in future cause its not easy to let it go.

One advice is buy where u think u going to retire.
