These are my loans. U ask which better, i think all same. Jus see at the current moment which bank offer the lowest rate, n mrta whether compulsory. Last time hlb has the best rates, not sure about now

ambank last option to submit loan but highest rate

Please read my statement carefully. I also take loans. But after realize i had been paying to much interest. I take further steps to settled all my loan. Now i almost exit all my loan including house loan. Hope u can too

for my case, the limit is the outstanding I suppose

i have tired put in close to 90% of the principle loan balance and still can withdraw out/in.. (but in multiples of 1000 only)

i hope this is what you mean?

Nah. I already finish the loan but refinance again. I'll keep taking home loan whenever possible.

No, what I mean is, using your example, when you put in an amount equal to your 90% loan balance, does the bank only charge you the daily interest based on the 10% remaining?
Not referring to the ability to withdraw, as every ff loan allows us to withdraw miney in the current account.

Example:
- loan balance 1million
- today you put in 900k inside your current account.
- your interest calculated for today is (RM100k * interest rate %)/365 kah?

For PBB, if you put in 900k, only RM900k*0.7 will be used to offset principle.

For HLB, if you put RM900k, you will only offset RM1million*0.7.

the panel banks they selected for me is UOB, CIMB and Hong Leong

hmm, i think same same only

panel banks may give different rates than the one you see online ?

Just gotten a RHB full flexi loan, no such restriction, double and triple checked

and yes PBB and HLB definitely has this hidden thing, the banker some more cheekily suggested that i get around this by depositing 130% so that i can offset the interest on the principle fully, feel like wana slap them

HLB when I sign up for my housing Loan back in 2019 gave me a pretty good rate..with the multiple OPR increase my rate now is about 3.65%..no MRTA needed also when I signed up with them..not sure why others saying they are bad..

Jelly of no cap for your flexi loan. Btw, was your interest higher than the other banks, and what are the other cons of this package? I mean, there are no cap and no monthly maintenance fee... something has to give way, right?
