Went for the preview,

Pros:
1) location not bad, hike on pav 2 , kl wellness city and tzu chi int school, can access to 2 side of bukit jalil - puchong highway but not direct into the busy action places
2) practical layout for building design and floor plan
3) reasonable price ( prob because of leasehold)

Consideration points:
1) leasehold
2) some carpark is tandem
3) 1k+ units
4) alot high tech access feature like car plate reg, face reg, qr , not sure will cause high maintenance in future, but i guess if high take up rate cost can easily share with 1k + units.

Direct competitor will be residensi bintang by lbs

Ya it is 1k plus units. It is about 16 units per floor. Although it looks very much unit, but Every wing is having only 5-6 units.

And this is served by 6 lifts including 1 bomba lift.

Overall it is quite Ok ..

Perhaps you may check their workmanship or overall design for GenKL... It is the same developer.

DBKL thinks Bukit Jalil highway not enough jam yet and approved another 1K unit condo. Haha.
Good for Pavillion Bukit Jalil, more customers.

Demand is increasing,
strategic location to KL Puchong Subang PJ.

That is why.....

There is another piece of land next to TPM.

Sunway Flora is coming up too

Anyway, developer is not Malton. It is same developer as Gen KL , you may check the quality n comments on that project ya.

1000 units is very high dense...i foresee a serious oversupply around BJ in the future as there are many tracts of land still available..

high dense strata is difficult to manage due to the sheer volume of residents and units...we really dont have good building management companies
and its a common problem ...the more units there are, the more challenging it becomes..

More low quality tenant and more social problem in the condo like littering, throwing cooking oil, cigarette butt, and other things down the window as you cannot imagine.
Lelong unit when the owner cannot afford to pay loan.

There are total 4 projects there along that 1 stretch of road plus Tzu Chi school. What a "great" planning of using the empty lands.

how does this positions vs Flora Residence, these 2 are the only few ones currently at early launching phase in bukit jalil.

This is the cheapest project in the whole Bukit Jalil. The only difference is this is leasehold n Sunway flora freehold.
