All in all, I believe this area will be developed very well until Gamuda think of: - Road issue - Industrial (kilang) pollution - Amenities - Kampung Area so might have issue on dev - Pro Chinese development which make the Kg Melayu Kuang/Kundang not accept the reality - No other choice but toll Therefore, I strongly believe Elmina is the best way to go after I compare, with their incoming malls, Sime Darby also planned to purchase Subang Airport and redevelop the airport to benefit elmina, and the list go on. Half of me still regret buying gamuda because for the price tag, i could get better unit in Elmina.. |

this gamuda garden, once u come out is toll ledi hahhahaa, go everywhere also will kena toll, the toll is directly after the interchange to highway

Nice clean environment there but malam no proper street lights and geng rempit and lajak use the dark roads for entertainment. Also if you like go out to KL on weekends, not ideal to stay. |

Somemore, plus recently opened an extra left lane to cater for traffic from Gamuda direction, so now no need to cut thru the lorry/truck lane to reach RFID/tngo lane Alternatively, u can use the Kuang road to reach BRP then mrr2 then duke then KL. This is sometimes faster especially your destination is nearby duke exits in KL. Population for village homes I would say majority Chinese but it's a good mix. For eg. My right neigbour is Chinese, left neighbor is Malay (bought 2 units and join together) and opposite neigbour is Indian. On the left of the Indian neigbour is some middle east fella. So macam macam ada. I wouldn't say not many Malays, they are the 2nd largest group followed by Indian. |

If you look at the subsale transacted prices, you'll see that Elmina properties (eg Elmina Valley series) has been very active in the secondary market with prices moving up while supply diminishes. For example, the last phase EV5 which only VPed in Nov 2021 has seen prices move from +-RM880k (transacted) to now asking lowest RM950k (said unit might already been booked/sold as we speak) BSC meanwhile continues to languish.
