 Gamuda Garden okay or not?, 1m+ for 22x75

Amenities wise not much unless you go to Aeon or wait for B. Square. Just look for Kundang Estate under gamuda, i think it is kinda a failure or not so good project… lol…
Also the reason why I said racing, I try to be neutral here, but from what I heard the other Malay conversation, they are quite triggered on certain stuff like pro chinese area i.e. Halloween event the chinese stall inside but malay food on the outside. Also people kg. Nearby doesn’t like much because of the development Again I try to be neutral here because I don’t socialize much but that’s what I heard from the other.
All in all, I believe this area will be developed very well until Gamuda think of:
- Road issue
- Industrial (kilang) pollution
- Amenities
- Kampung Area so might have issue on dev
- Pro Chinese development which make the Kg Melayu Kuang/Kundang not accept the reality
- No other choice but toll
Therefore, I strongly believe Elmina is the best way to go after I compare, with their incoming malls, Sime Darby also planned to purchase Subang Airport and redevelop the airport to benefit elmina, and the list go on.

Half of me still regret buying gamuda because for the price tag, i could get better unit in Elmina..

When comparing properties, always buy the higher quality product (location, amenities etc)

Elmina has always been compared to Bandar Seri Coalfields (BSC). If you look at the subsale transacted prices, you'll see that Elmina properties (eg Elmina Valley series) has been very active in the secondary market with prices moving up while supply diminishes. For example, the last phase EV5 which only VPed in Nov 2021 has seen prices move from +-RM880k (transacted) to now asking lowest RM950k (said unit might already been booked/sold as we speak)

BSC meanwhile continues to languish. Even though it has been perceived to offer more 'value for money' (cheaper, larger built ups etc)
