Household Is there Any Worst Property Management than this?, Property Management Company

No any property management co will have good reference because is never an easy task to satisfied ALL parcel owners.

Parcel owners who have experienced in JMB will know the job is an endless task.

Top on the list is payment of prompt maintenance fee. No money, nothing can be managed.

PM co take over the problems from developers ranging from design fault, sub par assets, poor workmanship etc.

I know of one newly vp apartment this year experience breakdown of the lift. Half of the lift is under 'maintenance' now. Owners everyday now shouting at managenent office.

Design fault & Poor Quality Lighting from developer plus no or lazy staff to correct the fault.

Sometimes, certain faults are reported to the developer for rectification if is still under dlp from contractors. If third party dont do the work, pm gets the blame.

Registered address and business address are two different thing.

For eg, a sdn bhd, the registered add is the co secretary office and the business address will be a different place.

You can easily approach the management office to ask where is their HQ, no ?

One advise thou ..

You alone cant change the PM but can you can change your property

PM can be related to those in the jmb. Appointment is just to comply with the Strata Mgmt Act.

All PM are registered members of lppeh and are subject to disciplinary actions for breach of board rules. He can be striked out as member similar to any professional body and is not allow to practise PM if complaints against him is legitimate.

The board will not interfere if jmb can resolve the problem, ie by terminating his services, unless relating to members professional ethics.

Owners can bring up any issues during the Agm and also volunteer to be in jmb to better manage the property.

Sadly, during agm most wont turn up or just keep quiet but prefer to 'shout outside the box'. Many of such owners around in social medias and problems wont get resolve.

Shaming a PM in public will not have much effect because it is allow to change to another name to cont operations. That is what all scammers do but PM are legally allowed.

Sadly, many dont understand how Strata Management suppose to operate ! Doesnt matter one own DPC, Mont Kiara, Pavillion BB or Chow Kit flats, procedures are the same .... SACK THE JMB, then only PM ... the golden rule for poorly managed properties.

Owning many properties doesnt meant is street smart !

Legally, the PM only reports to the JMB and NEVER to the individual owners !

Owners should not shame anyone without further investigations. It may be PM fault or otherwise.

Sometimes jmb can be in cahoots with pm to 'cheat' owners on maintenance expenses.

If owners didnt highlight to jmb, opening a thread is jumping the gun to 'kill' someone.

As mentioned previously, the pm can change name to start new.

Every PM co will have different staff for each condo. A good team will have less problem.

Not necessary true to say the PM Co will managed badly for all condos. It depends on many factors. PM merely take over problems, if any, from the developers or another PM Co.

As owner, it is your duty to participate in all meetings called by JMB and voiced out problems your are facing instead of 'shouting outside the box'.
