Hi,

Thanks for some personal message from some of the experience members here. The name of the company has been removed from the Title as advised.

But this will not stop me from sharing a shitty job maintaining the condo by this company. Malaysia Penang Malaysia Property Management Sdn Bhd..."

I'm not a newbie in property investing; having owned Sentul, Mk, Desapark, Taman desa, Cheras, Sg long, OUG, and have dealt with many property management company. Some are really good ones will make your property still look new even after 10 years, but there are some really below average ones which really make your 2 year condo like 10 years..

This one which make me started a topic... has a very questionable background. Does not even have a corporate office and even able to manage FEW places. Couldn't find any information from google. As they are continuing hiring in a few platform I assume they are expanding their Care and Love to other place. Owners do your own due diligence.

No any property management co will have good reference because is never an easy task to satisfied ALL parcel owners.

Parcel owners who have experienced in JMB will know the job is an endless task.

Top on the list is payment of prompt maintenance fee. No money, nothing can be managed.

PM co take over the problems from developers ranging from design fault, sub par assets, poor workmanship etc.

You might be right, but chances of me owning TWO properties managed by the same company is in t some same sh*tty situation, I would have different thoughts.

Here's another condo. Design fault, workmanship, inherited.....or just poor maintenance? you decide

I know of one newly vp apartment this year experience breakdown of the lift. Half of the lift is under 'maintenance' now. Owners everyday now shouting at managenent office.

It's quite hard to get parts like door closer this these days. Maybe they are waiting quotes from 3 contractors...mr Shopee, mr lazada, mr alibaba. Where can you find management that help you to find and negotiate the best quotes even for small jobs like this...

Design fault & Poor Quality Lighting from developer plus no or lazy staff to correct the fault.

Sometimes, certain faults are reported to the developer for rectification if is still under dlp from contractors. If third party dont do the work, pm gets the blame.

Actually I find it more beautiful to hang it like a chandelier. The managing company is very thoughtful...

Sometime certain ideas or designs is only good on paper but not practical to maintain at large scale installation or public usage.

lol you are right. the door closure for example, we could just use hook and nail next time. It's cheaper and easier to maintain. Using a house as corporate office too...it's much practical you can work in pyjamas right away; it's more time saving and efficient.

Registered address and business address are two different thing.

For eg, a sdn bhd, the registered add is the co secretary office and the business address will be a different place.

okay okay, on second thought, cannot be so sarcasm ma. Microsoft and Google was founded in someone's garage. facebuku in some dorm....this one is definitely going places since it's founded in double storey corner lot.

You can easily approach the management office to ask where is their HQ, no ?

One advise thou ..

You alone cant change the PM but can you can change your property
