QUOTE(BRE @ Jan 9 2024, 12:38 PM) Boss, It's okay. I guess you believe what you see more than what I say. Food for thought, the info at the signboard can be updated or changed, depending on who is working on the site. For project site above a certain value, CIDB requires registration and levy to be paid. If main con haven't been appointed but piling and below ground contractor need to start work, whose name do you think will be on the signboard? Or maybe you have more info to share... QUOTE(masterelr @ Apr 4 2024, 02:50 AM) Hi, first time house buyer here, Why not a SAMM units in Hype since Tower B is launching soon?Currently I have a Type A unit at Hype Residence booked but am now seriously considering ditching that and go for a SAMM unit here instead since it's more affordable for me. What do you guys think and is there even any still available? Also, is this fully furnished? Can't seem to find any info on this. Or the SAMM unit at the new development Damayan/Sanya/Damai or whatever sdp wants to call it. It's just opposite PH Giant. |

QUOTE(masterelr @ Apr 4 2024, 09:38 PM) There's no SAMM unit in Hype, I just checked with the agent who helped me booked my unit and it's also not advertised anywhere otherwise I would have gone with it. Same thing with Damayan, based on Sime Darby's website only Serasi has SAMM unit. You need to dig harder. The biggest chunk of gold is buried deep, very deep. |

QUOTE(handyboy @ Apr 18 2024, 04:58 PM) saw group of ppl chopping trees and clearing the land next to the new park (slope land)..any new development? Road works. Not new development. If you studied Serasi site plan, you will notice the entrance is located at Tower A where they are chopping down trees and clearing the land to build the access road for Serasi and future developments. |

1 way, 750m about 985 steps, plus minus 5% margin of error.
2 way, 1.5km about 1970 steps I think more important is the walkway and connection bridge to the LRT station. Think this was mentioned previously, the likely spot for the connection bridge is from the land next to the masjid across Persiaran Putra Indah directly into the station itself. This bridge across the road is critical as without it, Putra Sentral is cut off by Persiaran Putra Indah and Perdana. Let's see will sdp do this.... Over to SDP .. QUOTE(BRE @ Jul 15 2024, 10:58 PM) Boss, I think the conversion of individual unit to resi rate is not the main concern. For a mixed development, I would be more concerned about the rates for the common areas like facilities deck, car parks, streets lights etc. Any MC will know that TNB electric expenses is one of the largest expense if not the largest. With the recent revise of ICPT surcharge reduction of only 1 cent, expect electric cost to stay elevated and this will impact unit owners indirectly thru the maintenance fee revision. If collection is poor, this will make matters worse. |

QUOTE(tohca @ Jul 17 2024, 01:20 PM) That is because your JMB have not applied to Air Selangor to convert to residential rates. It is still using bulk (pukal) rate which is based on commercial rates. Once approved by Air Selangor, all owners of parcel must individually apply (fill up an application form from Air Selangor) and pay a deposit to Air Selangor. Air Sel will then replace the current water meter to Air Sel's own water meters. This whole process is quite time consuming. May take a few years to complete. I know this first hand as my condo, which sits on a commercial land title, applied to convert the residential units to domestic rates. The process started about 4 years ago and only "completed" last year. "Completed" as many owners (almost half) have not bothered to submit the application form to Air Sel. Those that have submitted are now enjoying residential rates and pay directly to Air Sel, no longer need to pay to JMB. What about the common areas? Same applies to Tenaga too. We are all enjoying residential rates for the residential units, even though our land is still commercial. |
