So your "fact" is in which of your post? Maybe I miss it.

Oledi got 2nd gen and others making purchases here, which defy your so call statement 2nd gen leaving this place although there will be some who choose to move out but how many? You got such data / fact to support your claim? And don't give us statement like data is not cheap and cannot be disclosure. The least you can say is where the data or source is. I can buy it myself to read unless it is not publicly available.

Let me share with you another "fact" from my records.
Below is a screenshot of Napic Landed Price & Rental Selangor H1 2022
It shows Double Storey Terrace in PH experience a 7% increase in price between the period July - Dec 2021 to Jan - June 2022. A 7% increase in that short period. Compare to other location, like Ara Damansara at 9.6%, it loses out but at least it is not negative or showing sign of dropping like you claim.

Go to napic.jpph.gov.my site and you can see alot of reports on properties. BTW, napic report is Free of charge....ya

Personally, I would now gather as much purchaser as possible and talk to SDP to push for the Police Station and Govt clinic to be build.
It's in PH Sentral master plan, so should try to get SDP to use their influence to get those 2 build.

Start pushing for it now and hopefully in 3 to 4 years time you'll all have some progress on this once the project VP.
Otherwise it's all going to hearsay but no action.
It's especially difficult to get approval for the Govt clinic. You don't want 3 to 4 years later, the land allocated for this 2 be converted into another few blocks of apartment...ya

Just my 0.02 depreciating RM...😭

There are samm units available from the development opposite Giant. If I recall correctly, there are 62 units. Public units around 246 units. It's abit like Teja or Aurora in SJCC. ETA to launch is 1st Qtr 2024.

Actually, this development not too bad. Unblock view and within walking distance to the LRT station, Giant, PH Sentral and the new Putra Heights Town Park at Jalan Putra Mahkota 7/4 but far away enough to avoid the crowds.

The launch price will be an indication of PH Sentral future launch.

Distance to LRT station is about 800m.
Walkable as you can walk in front of all the shoplots.
And it's about 200m away from the new park.

Covered walkway to LRT is unlikely.
I would prefer a nice link bridge be build to connect directly into Giant so that after buying groceries, don't have to carry it to cross the main road.👍

But don't put hopes high....la

Don't compare sdp in the old days with the current one.
The old days sdp was a good developer. The team was more in touch with their buyers. You walk into their office in Taipan, the ppl there know you and u see the same ppl there working

Lots of sharing session.

Now you walk in it is SA that greet you.
Other than basic info they don't seem to know much.

Ask the upper level staff, none come and greet you. Last time during launching, the upper management team is on the ground. Hearing feedback and comments. Nowdays it is just Leng lui. And don't get me started on their ditto app and ppl handling it.

They only gan cheong on new township where they haven't established a strong footing.

And next year sdp will come back to pH to launch the opposite Giant land, after that it's back to Serasi or USJ 7

Regarding usj7, I hope mbsj will monitor the construction work to ensure construction debris do not clogged up the drains causing floods. It should also take this opportunity be proactive to improve the drainage around the area to prevent future floods from happening.

Similarly to PH Sentral here in view of the Hilly terrain.
