 Commerical shop lot can be used for residential?

I think no issue. Many traditional family use to run the business on ground floor & stays at the upper floor. The only set back, you cannot complaint if noisy due to commercial activity / no car park because it is not meant for residential at the first place.

No you can't. It is made known the surrounding operation is for commercial, the complaint will hold no water legally / from town council. It will closed as "no further action".

Snap photo with evidence. Write in complaint to town / city council . Building usage is under the town/city council jurisdiction.

Actually can for higher requirement building to be used as lower requirement building. If you want to use lower building requirement to higher building requirement , then it will not be allowed.

Residential to be used as shop - cannot. Because shop have higher building requirement.
Shop to be used as residential - no issue but the user cannot complaint why the surrounding don't meet residential's requirement.

Shop to be used as hostel / hotel - cannot because hostel/ hotel got higher requirement. It is correct that new submission to city council & relevant authorities need before you can convert it & use as such.

Not necessary & it don't hold water. If it is not safe for residential for such reason, it will not be safe for commercial either. Like I said previously, to use higher building requirement for lower building requirement - no issue. To use lower building requirement for higher building requirement, it will be an issue.

Residential is less stringent when it comes to fire requirement when compare to commercial.

An example of modification from less stringent building requirement to be used as higher building requirement - to use corner lot house as taska / tadika. Original dwelling unit is less stringent, when owner want to be used it for tadika / taska purpose, the additional safety escape like staircase to external from L1 are needed.

For the shop unit to be used as residential, the existing fire escape already complied with higher requirement for residential use. Hence, there is no need further modification / enhancement needed.

Commerical shop lot area usually more break in than house need CCTV for monitoring and install the optional steel door behind the fireproof door way before has been done

Now parking problem 8am dbkl start working easily kena compound some app can be set auto pay once 8am for some reason this area they never come for over 2 year , parking spot if i wish park at the designated spot for easily monitor my vehicle through window must come down park again after 10.30pm public parking spot always full especially the place full of cafe , make sure vehicle old enough cheap enough without tinted heck too easily window break by thief

Than front, if staying front walking to toilet quite far , if staying front
Alot of noise from double parking horn, loud exhaust, well depends the area

I  don't drive the vehicle at all weekly i need to come down and start vehicle engine for charging battery , so i need bring the spare key as well once start use spare key lock the door go up 45 minutes later come down shut the engine off

Front and back window i need tinted so at night or morning i can looking through outside without paiseh , commerical area if someone looking through the window those people will look it back so awkward 🤣

shop during renovate already have a proper staff room can cook equip with cooking hood, can watching TV can fit 2 single size mattress and so on utility and activity

Now all i need go back home take all the clothing, buy a 2 new single size mattress, bring 2 PC and so on entertainment to shop

And shop electric bill monthly sure exceed optional RM 200 or 300

So really depends your purpose staying at shop

If you don't drive at all wakeup can straight to work without driving I guess very convincing but at the end house more convenient than staying at shop

Last 2 year my working vehicle side window break once at passenger side
Downstairs fireproof wood door has been break lucky there are last defense steel door can be lock from inside with optional lock

Actually this is one of the setback when you use the shop as the residential. The utility tariff will be higher not only for electricity but for water & IWK as well.

If you know how to search. Look at Uniform Building by Laws - 7th, 8th & 9th Schedule for Passive Requirement. 10th Schedule for Active requirement.
