 Budget for 1000sf design and build

Hi all,

Im new into renovation. just want to get some idea and survey how much budget to design and renovate for 1000sf condo nowadays.

hi,

if you have no electrical and need to buy, i would say 50k minimum.. that was me 7 yrs ago..

wow. didn't know the simple setup already cost 50k.

my plan is to have some built-in furniture for more storage due to limited sf. so been thinking of design and build and see how much I need to spend into that.

Dont mind to have ikea furniture? quite budget i would say if you have all the designs in your mind.

I think you would need to provide more details for people to give you some more accurate estimates. For example, number of rooms, condition of condo (old or new), condo come as bare finish or partial finish, etc.

My condo that's almost 1000sqft with 2 bedrooms that was a bare unit cost me around 100k including all furniture, electrical appliances and built ins.

i also quite dilemma to go with ID or pay for their design then look for own contractors

Budget under 50k i would say can do it your ownself. Understand the risk.
Above it, just engage ID lar.

I recently got a quote = almost 1500 sqft. 130k for living room/kitchen extension/cabinets/room cabinets etc (this also include plaster ceiling and wiring).

All furniture/electronics not included for now.

the most expensive is carpentary works eg: kitchen cabinet, wardrobes etc. anything that involves wood

can easily costs up to 10k+ each depending on the dimension, materials, design etc

if you dont need to do this can save quite a lot actually

electrical works also will costs a bit more if it involves more complexity eg: hacking


if you want to ease up on cash flow, for electrical appliances and furniture, I recommend to use credit card installment (of course you need to remember your budget and spend within your means)

It depends how bare your unit is, the one that take a big chunk out of your cost are:-
1. Carpentry work (Built in)
2. Kitchen Cabinet + Hob and Hood (built in)
3. A/C & installation
4. Flooring redo if you don't like the current one
5. Bed & mattresses
6. Toilet/Kitchen/Yard full wall tiles (or floor tiles including Foyer if not provided)

With the basic above easily cost 40-50k

Everything else really depend on the model/brand and the design you are looking for.

forgot to mention that curtains also not cheap if you are doing full height

Need to see how they plan for it, for me 50k is minimum I can do on the above for my recent unit, material and brand is a huge factor on how you can stretch the number.

Like a remote ceiling fan can range from 200+ to RM1k sebiji

was trying to engage few IDs for my 860sf condo in the past few months, the baseline ballpark figure is 60-70k, for ur reference

I have a post on my ID engagement experience this year. Can take it as reference.



If want to do customised built-in , pay for design and look for own contractor for full control if you have time .

The capetnery has different price range too if you use melamine or plywood etc. If you're not particular with plywood , IKEA is better .

Kitchen cabinet only would cost 10k. Just the basic one.

would it be time-consuming too if engage those master contractors types instead of standalone contractors for each item?

also I think ikea has plywood furniture also
