I’d spring for the bigger layout as long as it doesn’t break the bank too much. The versatility is there if you need to rent it out but also as a seperate home office/guest room when needed. It also works as a self contained studio for elderly/adult children.

For me the choice would depend on how often my parents or in-laws are visiting me but in my case my in-laws are from KL itself so it will be only my parents who will be the main factor. Personally I would go with the 3 room unit which to me is more practical. It all depends on your needs and financial situation as well. Larger unit will definitely cost more not just initially but down the road as well. Maintenance fees, cukai-cukai and etc will be more exp. If you have demand for extra space and have no concern on your pocket, then by all means get the larger one lor
