Yeah but safiro, sejati mulia all start from 1.1M for similar size, but of cuz they are freehold la, this leasehold thing is setting me back off too. Actually now also cheaper by 100k only, but now its way bigger, i believe the unit u saw last time is 24x70, now is 26x70 for 900k.

Some people MIGHT have that concern but it wont distrupt the price. Very odd i would say.

What majority of the buyers will care are what most people concerns when buying the house.

Land title.
Facilities
Prices
Development
Locations

And so on.

Used to stay live and work in cyberjaya for more than 10 years. I would mark this place as part of cyberjaya in whichevery way you would like to put to. Mukim dengkil la, postcode langat la...
It is cyberjaya.

This area used to be very isolated with Vega residensi was the first residential being build and failed to complete within time i think exceeded 3 or 5 years..with Qcell factory if im not mistaken... bear in mind vega residensi is extremely close with MMU maybe less than 3 mins of driving.
Changed the area naming as taman sains selangor 2...then raudhah city then now dunno what la..


Then all these setia and other developer coming in then we can see some proper development in this area with better connectivity and exits to highways

In my honest opinion the only problem at this area is surplus of supplies. People are spoilt with choices and some might even took those subsale houses instead..

It is cyberjaya.

Postcode does affect somewhat whether it falls under a certain municipal council or another. And agents do it all the time. I saw an ad in FB saying house for sale at sungai buloh but when i went, discovered it was closer to Rawang rclxub.gif and postcode under rawang. Do you prefer Cyberjaya postcode, Sepang postcode, Petaling Jaya postcode or Shah Alam postcode or Sungai Buloh postcode? guess it's more of a address snobbery

Me too loan approved liao too. Would like to understand more opinion from others too about this project, area and future prospect.

But honestly, if take out postcode concern and previously known as Raudhah view, look at the size, layout and the current package it offer and open for all market it seem quite practical and attractive. And this project have direct access from mex highway need not cross many traffic light. Coz look surrounding others project I went, either min start 1m above with empty unit or very small unit 18x65 even Strata title with not extendable and access very inside and selling 855k above.

Let's anyone could share more opinion. Many thanks

landed property in cyberjaya or cyber valley below RM1 million is very rare these days. also heard that construction materials are up this year, so expect some more price hike. but for 1.1 million .phew, very steap. i guess can get a huge corner lot furher at at SERENIA . would be more space for your kids to roam around and play.

I was looking for forum about Aurora Residensi and finally here it is.

My personal opinion for Residensi Aurora as below:

Pros
1. Spacious layout (24x70, 26x70, 28x70)
2. 1mil with 26x70 for new project consider rare this day
3. Complete built-up house, ready to view, touch, feel as a whole taman.
4. Individual title (personal preference)
5. Gated & Guarded (developer put fence and currently building a proper security guard house, not those palang with security booth)
6. House come with pre-install Alarm system, autogate, smoke detector, light sensor (staircase in the house)
7. Accessibility - 1 direct access to Lingkaran Putrajaya which connect Elite, MEX highway, Lebuhraya 29 (LDP->SK->Dengkil->Kota Warisan), Putrajaya, Bandar NusaPutra Puchong

Cons
1. Leasehold
2. Name of house project (sound better with Aurora Residence)
3. next to empty land which might have future development of highrise residential
4. unknown reason why still have many unsold unit ( Ruby - 26x70)
5. little choices of chinese eatery outlet/restaurant

After viewing multiple property in Cyberjaya, I decided to settle with this house. Primarily point No.3, it is quite impossible nowadays to buy a new house in this price range which is ready built. Not really bother with leasehold or freehold since it is for own stay (cyberjaya is a *restricted freehold land though).

Well I am still interest to know why the take up rate is slow, probably anyone with info can share ? smile.gif

Many unsold unit because of poor marketing, this is the third time they rebrand, from selangorscience park, to Raudiah CIty(Islamic place) to now... Chinese eatery must go city area abit. But then again, really hard to find such ig unit below 1m, cannot ai qi, ai pi, ai dua lap ni...

Can consider Aurora if buying for own stay and fits budget. I think they stand out by offering superlink type products, just that they are not fully extended compared to Sejati Lakeside.

Would be curious to compare pricing for Aurora Ruby-type against final phase Sejati Lakeside as both are 26x70 and build-up difference is around 500sq ft.

Before PKNS took over and renamed it to Residensi Aurora, it was originally the first phase residential development for the Islamic City (Raudhahville), and they had quite interesting plans for Islamic living such as plans for one Ustaz per family. In their masterplan, they allocated a mosque in the middle of a lake, just west of Brainy Brunch international school. The lake has been dug, but not sure about the future construction.

Cyber has a row of several Chinese kopitiam but it is quite hidden behind Pelita Nasi Kandar. They offer free delivery too but I am not sure regarding the menu la lol...

Not just about that

But while they marketing themselves as “cyberjaya” they are NOT in Cyberjaya but in a leasehold land called Selangor Science Park with different postcode

It is leasehold because it is not in Cyberjaya actually but Selangor Science Park - stop believing the marketing

So many unsold lots coz:

- again, it is NOT Cyberjaya but piggyback on Cyberjaya name
- there is plenty of better development in real Cyberjaya with similar price
- the project is riddled with issues and poor management so why taking chances?

Ive been studying in uni at cyber, used to work in cyber for more than 10yrs..and was there when the area was isolated with ONLY q cell factory / incomplete vega residensi project back then and i still call it as cyberjaya.

Wtf it is not cyberjaya?? laugh.gif

This is not some bangsar south / pantai dalam
Cyber south / dengkil gimmick.
It is literally 5mins away from cyberjaya central area.

U think cyberjaya is only limited from lim kok wing until bomba and mmu is it?
Of course area matured vs time and more area being open.

By using this logic, Setia projects at this area shudnt be call in cyberjaya too laugh.gif

I echo this, for almost 12 years I live, study, work in Cyberjaya, I think that's part of Cyberjaya to me without any doubt even if you say it's not.

Just came back from Majlis Perbandaran Sepang office. No issue in keeping pets(cats/dogs) in landed property, we just need to apply and register pets license with a simple form.

Since this is an individual title house, as long we don't release our dog into public area freely and kacau neighbour who might not be pets friend then all good.

Taman Tasik Cyberjaya (Behind MMU) is certified as dog friendly park. So no issue bringing dog over there for jog, make sure to clean up the poop wherever your dog go.
